Moving From Kentucky to Florida? Find Land, Water or Both.
A barn in Wellington or a dock in North Palm Beach. Winters without salt on the roads. A purchase planned from Louisville or Lexington.
From the Bluegrass to the Atlantic with the land, the water and the costs checked for you. A local agent compares communities, tours homes and horse property on video, and prices each before you decide.

Find Your Florida Lifestyle
Tell us where in Kentucky you are moving from, your budget, what matters most (beach access, walkability, a larger home, luxury living or retirement) and when you plan to move. The page recommends the communities and the homes for sale that fit, and the same answers start your plan.
Homes Matching Your Criteria
Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.
Your first step: BreakThru Florida Home Buying Plan
Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For
You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.
What you receive
- A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
- A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
- A first shortlist of homes for sale that match, chosen by an agent rather than a filter
- An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
- A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
- How buyer representation and compensation work in Florida, in writing, before any tour
What happens next
- Tell us where you live now, where you are looking, your budget and your timing.
- A local agent replies within one business day to schedule your buying consultation.
- After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
- You tour by video or in person when you are ready, and decide what happens next.
Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.
Can I buy horse property in South Florida when moving from Kentucky? Yes. Wellington, Southwest Ranches and parts of Davie have land zoned for horses, with barns, arenas and trails. Sandy soil, a high water table and heavy summer rain make drainage a key inspection item. A local agent confirms zoning and association rules, tours the property on video and brings in inspectors for the house, well and septic. Ask a CPA and an estate attorney about the tax side of leaving Kentucky.
A Kentucky buyer usually wants one of three things from Florida: acreage where horses can stay, a house near salt water, or a low maintenance place for the winters, and each is judged by land, flood risk and insurance that cannot be read from Louisville, Lexington or Covington. BreakThru Realty represents Kentucky buyers in South Florida. With your brokerage already on the ground here, someone walks the pasture after rain, reads the condo file and writes down what each home will cost you per year before you make an offer.
What Will Moving From Kentucky to Florida Cost, Barn and All?
The van is the small check; the first year of owning, especially with land, is the large one. Movers quote a load from Louisville or Lexington down Interstate 75, and deposits and a couple of nights on the road round out the one time costs. The repeating ones decide whether the move works: a mortgage on a pricier property, a tax bill pegged to your purchase price, wind coverage and its own deductible, flood coverage where needed, association dues, or on acreage the barn roof, the fences and the well. Horses in Florida eat more bought hay and need fans and shade a Bluegrass pasture never asked for. Since the county, the structure and the land change every line, we print no single figure. Your agent gathers the quotes, and the Florida Home Cost Calculator places them next to the Kentucky bills you pay today.
Will Leaving Kentucky’s Income and Occupational Taxes Make Florida Cheaper?
For wage earners the tax side usually improves; whether the whole household budget does depends on the property and on whether horses come along. Kentucky taxes personal income, and Louisville, Lexington and many other local governments add an occupational license tax on payroll, while Florida has no personal income tax, so a worker who truly moves domicile keeps more of every check. Kentucky’s yearly property tax on vehicles also goes away. In the other column: wind and flood premiums Kentucky never charged, a property tax bill reset to your price, condo dues that must now build reserves, and barn and pasture upkeep that runs higher on sandy soil in the heat. A retiree living mostly on a pension may find the income gain smaller than hoped. Put a specific Florida place beside your Kentucky one, every recurring cost listed, and have a CPA check the tax rows.
Which South Florida Setting Replaces the Kentucky Home You Have Now?
Start from the Kentucky home you are replacing. A horse farm outside Lexington points to Wellington, Southwest Ranches or Davie, the places where zoning, barns and bridle trails exist, judged by how the land drains rather than how it photographs. An older brick house in the Highlands or Crescent Hill, with its trees and walkable blocks, finds a closer match in North Palm Beach’s ranch houses on canals than in a gated subdivision. A newer Boone County or Oldham County house with a yard and a predictable commute translates to Palm City on the Treasure Coast or the planned neighborhoods of western Broward. Eastern Kentucky households used to hills and quiet usually prefer the Treasure Coast’s pace to Miami’s. Describe the place you are leaving on our first call and the opening shortlist comes from the right county.
What Do Kentucky Buyers Need Answered, and What Does the Plan Supply?
Five things, and the Florida Home Buying Plan supplies a written answer to each. Kentucky buyers want to know they are not buying the wrong land or the wrong town from the far side of the Ohio Valley, that no cost hides behind the listing photos, that the right property will not go to someone else while they are still in Kentucky, that a distant buyer gets full attention, and that the brokerage they found online deserves trust. What arrives is a packet of documents, not a phone call with a new name.
- The wrong land or town: a comparison of communities written around your horses or your boat, your budget and how the week runs, before a listing arrives
- Costs behind the photos: a review for each property listing wind and flood quotes, dues, and barn, well and septic items on acreage, with estimates marked
- The right property going first: a named agent watching live listings and sending video tours of the land along with the house
- Attention from a distance: a dated plan, an inspection you hear on the phone and drives timed at the hours you will make them
- Trust in the brokerage: a broker of record licensed by Florida, representation terms signed before touring, and nothing you say repeated to a seller
Can You Keep Horses in South Florida?
Yes, in specific places, and the details matter more than they do in the Bluegrass. Wellington in Palm Beach County has equestrian neighborhoods with barns, arenas and trails, and it fills up during the winter show season. In Broward, Southwest Ranches and parts of Davie have acreage zoned for horses. The ground is nothing like Fayette County pasture: the soil is sand, the water table is high and summer rain is heavy, so drainage, fill and stall flooding are inspection items rather than afterthoughts. Grass behaves differently, so plan for more hay and more shade. Heat shapes the barn, with fans, wash racks and an orientation that catches the breeze. Your agent confirms zoning and any association limit on horses with the town or the association before you offer, and brings in an inspector who knows barns and wells as well as houses.
Should a Kentucky Farm or House Sell Before You Buy in Florida?
Buy first if your finances can carry two places for a season and the Florida property is the harder find; sell first if the Kentucky proceeds are paying for Florida. Acreage outside Lexington can take longer to sell than a Louisville subdivision house, so settle the order early. Carrying both means a second mortgage or a bridge loan until the Kentucky closing, and a mortgage lender should run that cost before you list. Selling first and leasing here holds the budget steady but adds a move and pushes homestead out a year. A rent back lets you, and the horses, stay put after the Kentucky closing, and a Florida offer subject to your sale suits patient sellers. Boarding the horses near the new place for a few weeks is often easier than closing both deals on one day. Your agent can arrange a Kentucky listing agent through a referral between brokers and runs both calendars as one.
Should Kentucky Buyers Rent in Florida Before They Buy Land?
Rent if horses are coming or the county is undecided; buy now if a summer here has already settled both questions. A lease near your shortlist teaches what a visit cannot: how a pasture drains after a July storm, the traffic at your driving hours, and whether Wellington’s winter show season suits you or wears on you. The price is a year of rent, a second move and an exemption that starts on the first January 1 after you own and occupy the home. For a Northern Kentucky household weighing the Treasure Coast against Broward, the year usually returns more than it costs. Board the horses near the rental while you look; your agent handles the lease, association approval included, and lines up the purchase to close as it ends.
How Do You Buy Florida Land and a House Without Leaving Kentucky?
You sign the agreement, watch the tours and decide; your agent covers the ground in Florida. Florida requires a written buyer agreement before any showing, live video tours included, a rule in place since August 2024, so we go through its compensation and cancellation terms before you sign. On a property with land, the camera covers the barn, the fence lines and the pasture after a rain as well as the kitchen. The drive to the airport is timed at your hour, and association papers and town zoning are read before any offer. The home inspector, and on horse property a well and septic specialist, reports to you by phone. Insurers quote the real address during the inspection period. The title company can usually courier the closing package to Kentucky or set up an online notary. Land deserves one visit in person if you can manage it.
What Kentucky Taxes Follow You to Florida?
Kentucky source income can, and so can the inheritance tax on property you leave there. Kentucky taxes personal income and its cities and counties levy occupational license taxes on wages, so pay earned in Kentucky and rent from a house or farm you keep can remain taxable after the move. Kentucky also imposes an inheritance tax whose reach depends on who inherits; Florida has no personal income tax, no inheritance tax and no state estate tax. None of the Florida side applies until your domicile has moved, which Kentucky judges by your home, license, voting, family and routine. Build the Florida record: a Florida driver license inside 30 days, cars and voter registration moved here, an optional declaration of domicile filed with the clerk, and a homestead application by March 1 covering a home that you both owned and occupied on January 1. Talk to a CPA about income and an estate attorney about inheritance before setting dates.
What Changes About the House Itself for a Kentucky Buyer?
The basement, the furnace and the river go away; the roof, the window protection and the flood map take their place. Kentucky houses are often brick with a full or partial basement on limestone, and in the country a well and a septic tank. South Florida builds mostly in block on a slab over sand, with no basement because groundwater sits near the surface, so storage moves to the garage and closets. Insurers ask about the roof first, then what protects each window and door; a wind mitigation inspection documents both and can earn credits. Louisville owners who know the Ohio River and its floodwall should expect a different kind of water: heavy summer rain on flat ground, surge along the coast and high seasonal tides in low streets near the bay. Every address has a FEMA flood zone, an elevation certificate shows how high the house sits, and the NFIP generally makes a new policy wait 30 days. Condo shoppers should ask for the milestone inspection and reserve study the 2022 law requires once a building reaches three stories.
Is Kentucky an Easy Trip Back From South Florida?
For most of the state, yes: Louisville, Lexington and Northern Kentucky share Eastern time with South Florida, so family calls and office hours line up, while the western counties around Paducah and Bowling Green run an hour behind. Flights from Louisville, or from the Cincinnati airport across the river, reach Fort Lauderdale, Miami or Palm Beach nonstop on some routes and through a connection on others, so look at your airport’s timetable before you settle on a county. Driving is a long day down Interstate 75 through Atlanta and across the state, reasonable for a move with the trailer behind you and a poor choice for a quick trip home. If you expect to go back often, for a farm you kept or for family, mention it early and your agent will measure each finalist’s distance to the airport.
Where in Florida Should a Kentuckian Live?
- Wellington: Equestrian neighborhoods with barns, arenas and larger lots beside planned subdivisions in western Palm Beach County; well inland, with heavy traffic in the winter show season.
- Southwest Ranches: Acreage parcels and horse properties in a rural southwest Broward town with few sidewalks; check well water, septic and drainage on every parcel.
- Davie: Horse trails and acreage pockets beside ordinary subdivisions in central Broward, near the highways and Fort Lauderdale; many larger parcels carry older houses.
- Palm City: Single family neighborhoods, golf communities and some acreage west of Stuart across the St. Lucie River; quieter, with a longer drive to Palm Beach.
- North Palm Beach: Ranch houses on canals and the Lake Worth Lagoon near the Juno beaches, laid out compactly; waterfront lots bring seawall and flood questions.
Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.
Before You Fall in Love With a Florida Home, Understand What It Costs to Own
The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.
Why Work With BreakThru Realty Instead of Searching for Homes Yourself?
Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.
- Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
- Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
- Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
- Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
- Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.
You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.
Questions you may be asking
- I am months away from moving.
- That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
- Can I really buy without being there?
- People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
- Does a buyer's agent cost me anything?
- Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
- I can search listings myself.
- You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
- I have a home to sell first.
- Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving
- What does the Florida Home Buying Plan include, and what does it cost?
- You pay nothing for it and promise nothing in return. It brings a buying consultation, a comparison of the communities that fit how you live, horse property included where it applies, an opening shortlist your agent selects, a cost review of the properties you like, a plan for the tours and your buyer representation terms in writing. Send the form and a local agent replies within one business day to arrange your consultation.
- Will Kentucky still tax me after I move to Florida?
- Possibly, on income earned in Kentucky or for the months before your domicile changed, and Kentucky’s inheritance tax may matter if you keep property there. Florida taxes neither personal income nor inheritances, but the timing and paperwork of your move decide when that applies. A CPA and an estate attorney should look at your plan together.
- Can I buy South Florida horse property without visiting it first?
- You can do most of the work remotely, but land deserves at least one visit if you can manage it. Your agent tours the barn, fences and pasture on video, confirms zoning and association limits, and brings in inspectors for the house, the well and the septic. Walking the parcel after a summer rain tells you more about drainage than any listing can.

- Why are Florida condo fees rising to fund reserves?
- Florida’s 2022 condo law obliges any building three stories or taller to pass milestone structural inspections and to fund what its structural integrity reserve study calls for. Associations that waived reserves for years have raised dues or levied special assessments to catch up, and an assessment stays with the unit when it changes hands. Read the study and the budget before you offer.
- Is flood insurance required in South Florida?
- Lenders generally require it for a home in a high risk flood zone, and many owners outside those zones buy it anyway, because heavy rain floods low streets too. Ask your mortgage lender what applies to your loan. Because a new NFIP policy normally takes 30 days to begin, your agent asks for quotes as soon as the contract is signed.
- How do I time a Kentucky farm sale with a Florida purchase?
- Expect the farm to take longer than a subdivision house, and decide the order early. Selling first and leasing here settles the budget; buying first secures the Florida property while you carry both. A rent back keeps you and your animals in place after closing, and boarding near the new home can bridge the last weeks. A mortgage lender should price carrying two properties before you choose.
