Moving From Tennessee to Florida? Let the Coast Make the Case.

Salt water every day instead of lake weekends. Winters without ice. A home chosen for the life it gives, since neither state taxes wages.

Neither state taxes wages, so let the coast decide. A local agent compares South Florida communities, tours homes and canal houses on video and prices property tax and insurance for each before you offer.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Plan My Move · Find My Florida Home

Is it worth moving from Tennessee to Florida if neither state has an income tax? It can be, if the coast, the climate and the life are what you want. Neither state taxes wages, so compare property tax, insurance and association dues on a specific Florida address with a CPA. Insurance is often the larger difference near the water. A local agent can tour homes for you, check flood risk and gather quotes so the decision rests on real numbers.

Neither Tennessee nor Florida taxes wages, so this move rests on other things: an ocean close enough for a weekday swim, a boat on salt water, winters without ice on the roads, and a home whose property tax and insurance you understood before you offered. BreakThru Realty represents Tennessee buyers in South Florida. Because your agent already works this coast, Nashville, Memphis, Knoxville and Chattanooga households can find the home that delivers that life, with the costs in writing first.

How Much Does a Move From Tennessee to Florida Cost Once the Boxes Are Unpacked?

Interstate 75 and a mover’s estimate are the predictable part; the first year of ownership is where the budget holds or breaks. Tennessee owners are used to light property tax bills and ordinary homeowners coverage, so most repeating Florida costs are new to them: a tax bill based on your purchase price, a windstorm policy with its own hurricane deductible, flood coverage where the map or the lender calls for it, association dues that fund reserves, and pool, dock and lawn care through a year with no real winter. Neither state taxes wages, so nothing on the income side offsets those lines, which is one more reason we publish no single figure. Your agent collects quotes and the Florida Home Cost Calculator sets them beside your Tennessee bills, house by house.

If Neither State Taxes Wages, Is Florida Cheaper Than Tennessee?

Not because of wages, since neither state taxes them; whether Florida costs less depends entirely on the house. Many movers picture a tax break behind every move to Florida, and a Tennessee household should not, so the comparison that counts is property tax, insurance and dues. Tennessee assesses a home at a fraction of appraised value and reappraises on a county cycle, which keeps bills in Williamson or Knox County modest. Florida grants a homestead exemption and caps later increases, yet your first assessment starts from your purchase price, so the tax figure printed on a listing describes the seller’s bill. Insurance swings the most: wind coverage priced on the roof and the openings, and near the water a separate flood policy. Our judgment: put a full year at one specific Florida address next to your current Tennessee costs, and let a CPA or accountant check the figures.

Percy Priest Boater, Gulch Condo Owner or Franklin Family: Where Do You Fit in South Florida?

Boaters go to the canals, downtown dwellers to the towers, and suburban households to wherever the beach drive and the airport balance. If your weekends happened on Percy Priest, Old Hickory, Norris or Chickamauga, look at Lighthouse Point, Pompano Beach near the Hillsboro Inlet and the canal neighborhoods of Fort Lauderdale, where a dock behind the house leads to open water. A Nashville household used to the Gulch or Germantown, with dinner a walk away, usually feels at home in Brickell or downtown Fort Lauderdale, high rise living with blocks you can walk. Families from Franklin, Murfreesboro or Germantown outside Memphis, used to a newer two story house and a yard, often prefer Aventura’s towers for the amenities or Fort Lauderdale’s inland streets for the space. Say which of these Tennessee lives you are leaving, and your agent starts the search where it fits.

What Do Tennessee Buyers Want Settled Before They Commit, and What Does the Plan Provide?

Five things, each answered in writing by the Florida Home Buying Plan. Tennessee buyers want to avoid a canal or tower they will regret, to know insurance will not consume what the move was meant to give them, to keep the right home from selling while they are still in Tennessee, to get full effort despite being a flight away, and to judge a brokerage they found online. The plan’s answers are below.

  • A canal or tower you regret: a comparison shaped by your boat, your commute and your week, written before any listing
  • Insurance that eats the gain: a per home review with wind and flood quotes, seawall and dock condition where relevant and the roof permit date
  • The right home sold: a live listings shortlist your named agent keeps fresh, with video tours of the fits
  • Less effort from afar: dated next steps, airport drives timed and the inspection on a call with you
  • An unknown brokerage: a Florida broker of record, buyer representation terms signed first and nothing about your budget shared with a seller

Should You Sell in Williamson County or Memphis Before Buying in Florida?

Sell first if the Tennessee equity is the down payment; buy first if the Florida home is scarce and both mortgages fit the budget for a season. Franklin and East Memphis houses can sell on very different timelines, and a buyer whose financing stalls can move your date, so choose the order rather than hoping. Carrying both means bridge financing or two loans until the Tennessee closing, a question for a mortgage lender before you list. Selling first and leasing here pins down the budget at the price of another move and a later homestead. A rent back keeps you in the Tennessee house for a while after closing; an offer here contingent on your sale works with some sellers and not with others. Your agent matches the Florida dates to the Tennessee closing and can find you a Tennessee listing agent through a referral between licensed brokers.

Should a Tennessee Buyer Rent First to Choose Between a Canal and a Tower?

Rent first if canal or tower is still undecided; buy now if a summer here settled it and your work is in place. A lease shows the humidity, Interstate 95 at your hours and whether a boat behind the house gets used every weekend or only admired from the lanai. You pay a year of rent, a second move and homestead relief that cannot begin until you own the place and live there on January 1. For a Nashville healthcare professional testing a remote role, or a Knoxville couple choosing between Broward and Miami, the year usually earns its keep. Your agent screens rentals with purchase level care, building approvals included, and aims the closing at the last month of the lease.

How Do You Buy a Florida Canal House or Condo From Tennessee?

Your agent handles every task that needs a person in South Florida, and you decide from home. First comes the written buyer agreement Florida has required before showings since August 2024, video tours included; we explain its compensation terms and how it can be ended before you sign. Your agent then sorts areas by water access, commute and budget and tours each candidate live, inside and out, including the dock, the seawall and the balcony at the time of day you would sit there. The airport drive is timed for flights back to Nashville or Memphis. The association’s documents get read with you before any offer, the inspection runs with you on the phone, and insurers quote the address while the inspection period is open. Most title companies can send the closing package to Tennessee or arrange an online notary. Seeing the finalists in person once is worth the trip if you can make it.

Why Does Florida Residency Matter to a Tennessean if Wages Were Never Taxed?

Because the homestead exemption and its cap depend on it, and your Tennessee records need closing out as well. Tennessee does not tax wages, and its old tax on investment income, the Hall tax, has been repealed, so residency here is about property tax and paperwork rather than a paycheck. Florida gives a new resident 30 days to get a Florida driver license, and you should register vehicles and voting here and may sign a declaration of domicile. Homestead requires owning the home and making it your permanent residence as of January 1, with the application in by March 1; homestead also carries legal protections an attorney can explain for your situation. If you keep a Tennessee house, a lake cabin or a business there, ask a CPA or attorney how that affects your records, your estate plan and the homestead claim before you set dates.

What Changes About the House for a Tennessee Buyer?

The basement and the lake dock are replaced by a slab, a seawall and a flood zone. Tennessee houses range from brick ranches in the Memphis suburbs to newer two story homes in Franklin and Spring Hill and East Tennessee houses with full basements dug into the hills. South Florida builds for wind and a high water table: concrete block on a slab, no basement, impact glass or shutters on the openings, and a roof the insurer asks about first. On a canal, the seawall’s age and condition can be the biggest single question in the purchase, salt water works on lifts and motors daily, and a fixed bridge between the dock and the inlet limits the boat you can keep. Nashville owners who learned in 2010 that a house outside a mapped zone can still flood will understand why your agent checks the elevation certificate and how the street drains; the NFIP usually applies a 30 day wait to a new policy. Near the beach, condos make up much of what is for sale, so Florida’s 2022 rules for buildings three stories and up, milestone inspections and a reserve study, may be on your reading list for the first time.

How Do You Get Home to Nashville, Memphis or Knoxville?

Nashville is a nonstop away; the rest of the state usually means a connection, and the time zone depends on which end you left. Nashville and Memphis keep Central time, an hour behind South Florida, while Knoxville and Chattanooga share our Eastern clock, which matters to a remote worker holding office hours back home. Nashville generally has nonstop flights to the South Florida airports; Memphis, Knoxville and Chattanooga travelers more often change planes in Atlanta or Charlotte, so check your airport’s routes before deciding between Broward and Miami. By car it is Interstate 75 through Atlanta from East Tennessee, or Interstate 65 and Interstate 10 from Middle and West Tennessee, a full day either way. If monthly trips home are planned, mention them first; your agent will time each finalist’s airport drive and give it weight.

Where in Florida Should a Tennessean Live?

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.

  • Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
  • Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
  • Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
  • Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
  • Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

What does the Florida Home Buying Plan include, and what does it cost?
Free of charge and free of obligation. It covers a buying consultation, a comparison of South Florida communities, canal neighborhoods included, a first shortlist an agent picks from live listings, a cost review with property tax and insurance estimates for the homes you like, a tour plan, and the buyer representation terms in writing. Request it, and a local agent replies within one business day to schedule a consultation.
Will I pay less tax if I move from Tennessee to Florida?
Not on wages, since neither state has a personal income tax. Property tax could come out higher or not, depending on the county, the house and your homestead, and insurance usually makes the bigger difference. A CPA or tax adviser can set your Tennessee costs beside a full year at a specific Florida address before you decide.
Which South Florida areas suit a Tennessee boater?
Canal neighborhoods with ocean access, such as Lighthouse Point, Pompano Beach near the Hillsboro Inlet and much of Fort Lauderdale, put a dock behind the house. Check fixed bridges between the dock and the inlet, the seawall’s condition and association rules on boats. Condo buyers can rent a marina slip instead of owning a dock.
Do I need flood insurance if the house is not in a flood zone?
A lender may not require it, but many owners buy it anyway, because heavy rain can flood homes outside mapped zones, as Nashville saw in 2010. Policies in lower risk zones often cost less. The NFIP usually holds a new policy for 30 days before it starts, so request quotes as soon as you are under contract rather than near closing.
Can I buy without flying down for every showing?
Yes. After a first conversation and a signed buyer agreement, your agent shows you homes on live video, goes back to favorites at another hour, brings you into the inspection by phone and assembles insurance quotes. One trip for the finalists pays off if you can make it, and most closings can be signed in Tennessee by courier or online notary.

To request a tour, call (786) 914-1017 or email sales@breakthrurealty.com.

Is a condo a good idea for someone used to a Tennessee house?
It can be, especially near the beach, where condos make up much of what is for sale. You trade a yard for an association that insures and maintains the building. Read the condo file first, since the 2022 law makes buildings of three or more stories pass milestone inspections and fund a structural integrity reserve study, and a shortfall can turn into a special assessment the next owner inherits.
