Renting in Homestead

Homestead is a large rental market of townhomes, condos and houses on twelve month leases, rented by families who want more space than Kendall and central Miami offer for the money, by staff at Homestead Air Reserve Base and Baptist Health Homestead Hospital, and by people who work in the Keys or on the Redland farms. Townhomes in Keys Gate, the Isles at Oasis, Malibu Bay and the newer communities along the Turnpike are the core of it; condos at Keys Cove, Venetia Gardens and Naranja Lakes hold the entry rents, and a few furnished homes and Redland houses on acreage lease by the month or the season.

Houses, Condos and Apartments

Rentals in Homestead range from studio apartments to furnished estate homes. The market table on this page splits the median rent between houses and townhomes on one side and condos and apartments on the other, because the two markets price very differently, and the pages below narrow the search by home type, monthly rent, furnishing, pets and lease length.

How Renting With BreakThru Works

Tell us your budget, move-in date and must-haves, and a licensed rental agent builds a shortlist, schedules tours and helps you apply with a complete file. In most South Florida rentals the landlord pays the agent commission, so our help costs a renter nothing.

Own a Home in Homestead?

Homestead landlords mostly lease townhomes and houses inside gated communities, so the association decides part of the business: many require a tenant application and approval, some set a minimum lease term or limit leasing in the first year of ownership, and condominiums such as Keys Cove and Venetia Gardens screen every tenant. Houses in Leisure City, Naranja and the Redland usually carry no association. Some tenants pay with a housing voucher, which brings its own inspection. We check the rules for your home first, then price it from live Homestead rents and the leases that closed.

Renting in Homestead: What to Know Before You Apply

Where renters live

Renters in Homestead mostly live in townhomes and condos inside gated communities, from Keys Gate, Keys Cove and Venetia Gardens in the southeast to the Isles at Oasis, Malibu Bay and Waterstone in the east, and Coco Palm Estates, Silver Palm and Siena Reserve to the north, with older houses in Leisure City, Naranja and Princeton for tenants who want a yard. A few Redland houses on acreage lease to tenants who want space and fruit trees. Most of the rental stock sits close to Florida's Turnpike and US 1, which matters to tenants commuting north to Kendall and Miami or south to the Keys.

Annual or seasonal

Homestead runs on annual leases. Families, service members at the air reserve base, hospital staff and workers in the Keys and on the farms rent for a year or longer, and most associations require a minimum term that keeps out short stays. The leasing calendar peaks from late spring through summer, ahead of the school year, and military transfers add moves through the rest of the year. Furnished homes are few and lease by the month to relocating households and traveling medical staff. If you need a home in Homestead by August, start looking in spring, because the three and four bedroom townhomes go first.

What to have ready

Have the file ready before you tour in Homestead, because a well priced townhome often leases within days. Bring photo identification, recent pay statements or an offer letter, bank statements, references from previous landlords and consent to credit and background checks. Military applicants can add their orders and housing allowance statement, and a tenant with a housing voucher should bring the voucher paperwork and expect the home to pass its inspection before move in. In a gated community the association application comes on top of the owner's, with its own form, fee and sometimes an interview, so allow for that time when choosing a Homestead move in date.

Association approval

Association approval is part of renting most homes in Homestead. Condominiums such as Keys Cove, Venetia Gardens, Lakeshore and Naranja Lakes, and the gated townhome and house communities from Keys Gate to Waterstone, screen tenants with an application, a background check and a fee, and set rules on pets, vehicles, trucks and the number of occupants. Approval can take from a few days to several weeks depending on the board. Houses in Leisure City, Naranja and the Redland usually have no association, so only the owner approves. Ask before you apply which case covers the Homestead home you want, because it changes the move in date.

Deposits and move-in costs

Move in costs in Homestead usually mean the first month, a security deposit and often the last month, plus the association's application fee and, in some condominiums, a refundable association deposit as well. Pets bring a pet deposit or a monthly pet fee. Voucher tenancies follow the housing authority's rules on the deposit. Florida law sets how a landlord holds a deposit and how quickly it must be returned or claimed after move out. Photograph the home on the day you move in, note any damage on the inventory, and keep the receipt for every payment you make on a Homestead rental.

Homestead Rentals FAQ

How much is rent in Homestead?
The median asking rent in Homestead is $2,500 a month across 798 active rentals in BeachesMLS. Houses and townhomes ask a median $2,800 and condos and apartments $1,800. Leases signed in the last 90 days closed at a median $2,600 for houses and townhomes and $1,800 for condos and apartments. These figures update daily on this page.
Do I pay a fee to rent a home in Homestead through BreakThru Realty?
In most South Florida rentals the landlord pays the agent commission, so working with a BreakThru rental agent costs a renter nothing. If a specific listing works differently, we tell you before you tour it.
What do I need to apply for a rental in Homestead?
Most landlords ask for a government-issued photo ID, recent pay stubs or an offer letter showing income of roughly three times the monthly rent, recent bank statements, a credit report and rental references. Having these ready before you tour lets you apply the same day.
How long does rental approval take in Homestead?
Landlord approval usually takes one to three business days. If the home is in a condo or HOA community, which is common in Homestead, the association runs its own application and approval, and that can take two to four weeks in many buildings. We start the association paperwork the moment you are accepted.
Can I rent a pet-friendly home in Homestead?
Yes. The pet-friendly page lists every current Homestead rental whose listing says pets are allowed. Most still set limits, such as breed or size restrictions, a maximum number of pets and a pet fee or deposit, and condo associations often add rules of their own, so we confirm the policy for your pet before you apply.
