Where renters live

Renters in Brickell choose by stretch of the district and by building. North Brickell, by the Miami River, has river-view towers such as Brickell on the River and Latitude on the River and the shortest walk to Downtown. The Brickell Avenue corridor holds the bayfront towers, with Brickell Key across its bridge for renters who want an island and a waterfront walkway. The blocks around Mary Brickell Village and west of South Miami Avenue, home to rental buildings such as Magnus Brickell and Parkview at Brickell, are closest to the Metrorail station. South of Coral Way the older bayfront buildings lease for less, and the few houses for rent sit on the numbered Roads in Brickell Hammock and Brickell Estates.

Annual or seasonal

Brickell leases all year and annual leases are the norm; there is no seasonal page for the district because listings here rarely mention a season. Demand follows the offices of the financial district, so summer and early fall bring the most relocations, and furnished units fill with people moving to Miami for a job while they look for a home. Winter brings some visitors to the furnished towers, but most Brickell associations hold a minimum lease term and limit how often a unit can be leased, so a stay of a few months is rarely possible. Hurricane season runs June through November, which in a Brickell tower means asking which floors the generator serves and how the garage drains.

What to have ready

A Brickell application is a tower application. Bring government ID, recent pay stubs or an offer letter, bank statements, a credit report and references, and expect Brickell owners to look for income of about three times the rent. Many condo owners here live abroad or out of state and lease through a manager, so your file goes to the manager, then to the association, and questions come back by email across time zones; a complete package on day one saves a week. Purpose-built rental buildings such as Magnus Brickell approve in-house and faster. Relocating employees should include the offer letter and a company contact, since a job that has not started yet is the usual gap in a Brickell file.

Association approval

Nearly every Brickell condo association approves its own tenants, and the process differs tower by tower. The older bayfront buildings such as Brickell Place and The Palace, towers such as Icon Brickell and Jade at Brickell Bay, and the newer buildings around Brickell City Centre such as Reach and Rise and Brickell Flatiron each run an application with a fee and a background check, taking one to four weeks after the owner accepts you. Brickell Key towers such as Courvoisier Courts and Isola add the island's access rules. Some associations cap the number of leases a year or require a waiting period after purchase, so ask whether the owner is eligible to lease at all before you pay an application fee in Brickell.

Deposits and move-in costs

Expect first month, last month and a security deposit at signing in Brickell, and on top of that the association's own charges: a move-in fee or refundable elevator deposit, an application fee and sometimes a fee for each pet or parking transponder. Rental buildings often ask for one month's deposit and a smaller administrative fee, and furnished units carry a larger damage deposit.
