Where renters live
Renters in Palm Beach live by the stretch of the island. In-Town, between the north bridge and Worth Avenue, holds most of the apartments: the older buildings and boutique buildings near Worth Avenue, full-service buildings such as Palm Beach Towers, and the houses and townhomes of Royal Park on streets such as Chilean Avenue, all within a walk of the beach, the shops and the Lake Trail. The South End along South Ocean Boulevard, in buildings such as Harbour House, La Palma and the Reef, is where an annual renter finds the most attainable apartment on the island. Winter residents lease houses on the North End and in the Estate Section, and Ibis Isle offers lakeside condos and houses.
Annual or seasonal
Palm Beach is a seasonal town first. Furnished houses and apartments lease for the winter or by the month from January to April, the Estate Section, the North End and the In-Town apartments near Worth Avenue are spoken for well before the season, and many are re-let to the same residents year after year without being advertised. Annual leases are the smaller market, mostly condos and co-ops In-Town and along South Ocean Boulevard, where a board approves the tenant. A year-round renter in Palm Beach does well to look in late spring, when the season ends and an owner who did not find a winter tenant is open to twelve months; a winter renter should be searching by early fall.
What to have ready
A Palm Beach application goes further than the usual South Florida file. Bring photo ID, pay stubs or an offer letter, bank statements, references from previous landlords and consent to a credit and background check, with income of at least three times the rent, and expect a condo or co-op board to ask for personal references, a photograph and sometimes an interview as well. Many owners spend the summer elsewhere, so a manager or the board reviews the file in their absence, and a complete packet moves faster. Seasonal renters in Palm Beach often lease from owners who want to know who is living in their house, so a short letter about who you are is not out of place.
Association approval
Board approval shapes nearly every apartment lease in Palm Beach. The condominiums In-Town and along South Ocean Boulevard, Palm Beach Towers, Harbour House, La Palma, Claridges, the Atriums and the Reef among them, and the co-operatives, where you lease shares rather than a unit, each approve every tenant, set a minimum term, limit how often a unit can be leased and charge an application fee, and the town's own rules on lease length sit on top of the building's. Sloan's Curve and Ibis Isle have several associations with different rules side by side. Allow several weeks in Palm Beach for a board, and more in the fall when boards meet less often. Houses on the North End and in the Estate Section have no board, so the owner alone decides.
Deposits and move-in costs
Palm Beach landlords take first month, last month and a security deposit at signing on an annual lease, and the buildings add an application fee and often a move-in deposit for the elevator and the common areas, which in a full-service building can be substantial.
