Annual leases in Palm Beach are a smaller market than the season, and mostly apartments: condos and co-ops In-Town near Worth Avenue and in the South End buildings along South Ocean Boulevard, where the board approves the tenant and sets a minimum term of a year or more. An annual house lease on the North End or in the Estate Section is unusual, because an owner can earn a season's rent in a few months. A year-round renter in Palm Beach gains from timing: an owner who has not found a winter tenant by late spring is often willing to sign for twelve months, and a longer term offered in exchange for a fair rent is a strong bargaining position. Read the renewal clause and the notice period closely.
