Palm Beach Luxury Rentals
Live BeachesMLS rentals matching this search in Palm Beach, Florida, updated throughout the day.
Palm Beach luxury rentals asking $10,000 a month or more are mostly seasonal: furnished ocean-to-lake and oceanfront houses in the Estate Section and on the North End, apartments In-Town within walking distance of Worth Avenue, and residences in the South Ocean Boulevard buildings, Sloan's Curve among them. The same winter residents return to them year after year, so a house or apartment often re-lets without ever being advertised. An annual lease at this level almost always means an apartment, where a condominium or co-operative board approves the tenant and sets the minimum term. Before you apply we get the board's rules in writing and, for a house on the lake side, confirm what dockage actually comes with it.

Palm Beach Island, Section by Section
The town of Palm Beach is a narrow island, and each stretch of it offers a different kind of luxury rental. The Estate Section, south of Worth Avenue, holds large houses behind tall hedges on streets such as Jungle Road and Via Vizcaya, a few of them running from the ocean to the lake. The North End trades scale for ease, with houses a short walk from both the beach and the Lake Trail. In-Town, around Worth Avenue, Royal Poinciana Way and Royal Park, apartments and townhouses let a tenant leave the car at home. South of Southern Boulevard, the condominiums and co-ops of South Ocean Boulevard and Sloan's Curve offer ocean views and staff on site, and Ibis Isle adds a quieter island within the island.
The Palm Beach Winter Season
Palm Beach runs on a winter calendar. The island fills from the holidays through Easter, the charity and club calendar is busiest in the new year, and furnished houses and apartments lease for the season or by the month to residents who often return to the same address for years. Because so many of those arrangements renew privately, a winter renter in Palm Beach should start looking in late spring or summer for the following season and be ready to decide quickly when a house suits. Summer on the island is quiet and many owners are away, which is when an annual tenant tends to find owners most willing to talk about a longer lease.
Condominium and Co-op Boards on the Island
An apartment lease in Palm Beach is approved twice, once by the owner and once by the building. Condominium associations along South Ocean Boulevard and In-Town review each application, and many limit how often a unit may be leased and set a minimum term. Co-operative buildings go further: the owner holds shares and a proprietary lease rather than a deed, so a tenant is a subtenant whose occupancy the board must consent to, and co-op boards often ask for personal references and an interview. The town has its own rules on lease length that apply on top of any building's rules. We collect the board package and confirm both sets of rules before a deposit is paid, and we allow extra time in summer, when boards meet less often.
Lake-Side Houses and Dockage in Palm Beach
The lake side of Palm Beach, facing West Palm Beach across the Lake Worth Lagoon, is where a luxury tenant finds a private dock. Houses along the lake in the Estate Section, on Everglades Island and on Ibis Isle may have one, and the Lake Worth Inlet at the north tip of the island gives a boat its run to the ocean. Dockage is rarely automatic in a lease. Owners sometimes keep the dock for their own boat, depth at the seawall varies, and permits and lifts differ from lot to lot, so we confirm in writing what the tenancy includes. The town's own marina In-Town is a separate option for a visiting yacht, with its own application process.
Applying for a Palm Beach Rental
Palm Beach owners and boards expect a complete, well-presented file, and a tenant who provides one moves faster. Plan for proof of income or assets well above the rent, bank or brokerage statements, landlord and personal references and consent to a background check; for a co-op, a letter introducing your household can help. Seasonal leases are generally paid in advance with a security deposit sized to the furnishings and art in the home, and the lease should list which cleaning, pool and garden services the rent includes. Applicants from overseas or without a local employer can qualify with verified assets, which we arrange with the listing agent in Palm Beach before you apply.
Renting in Palm Beach Before You Buy
Renting for a season or two before buying is common on the island, because Palm Beach neighborhoods differ more than their short distances suggest. A winter in the North End shows you the walk to the beach and the Lake Trail; a season In-Town shows you the traffic and the pace around Worth Avenue; a lease on South Ocean Boulevard shows what living under a board is really like. A lease also gives you time to understand the town's architectural review and landmark rules before you commit to a house. When you are ready, the BreakThru agent who found your rental can show you Palm Beach homes for sale.

Palm Beach Luxury Rentals FAQ
- What counts as a luxury rental in Palm Beach?
- On this page, a Palm Beach rental asking $10,000 a month or more. On the island that covers most furnished winter houses in the Estate Section and the North End, apartments In-Town near Worth Avenue and many oceanfront units on South Ocean Boulevard. Many winter leases renew privately, so the listings above show only part of the market.
- How far ahead should I book a winter rental in Palm Beach?
- Begin by late spring or early summer for the following winter. Palm Beach houses and apartments often go back to the tenant who had them last season, and board approval adds weeks to an apartment lease, so a search that starts in the fall has fewer choices and less time to complete.
- Can I rent an apartment in Palm Beach for less than a season?
- Often not. The town of Palm Beach has its own rules on lease length, and many buildings add a longer minimum and a limit on leases each year. Monthly stays do exist, mainly in houses and in buildings that allow them, and we confirm both the town's and the building's current rules before you plan around a date.
- Does renting in Palm Beach give me access to the private clubs?
- No. The private clubs in Palm Beach admit members through their own process, and a lease brings no privileges, even when the owner is a member. Some owners arrange an introduction or a guest visit, but that is between you, the owner and the club. Public places such as Midtown Beach, Phipps Ocean Park and the Lake Trail are open to everyone.
- Can I rent a Palm Beach house with a dock?
- Yes, on the lake side of the island, but ask early. The with-dock and Intracoastal pages list the Palm Beach houses marked with water access, most on the Lake Worth Lagoon, Everglades Island and Ibis Isle. We confirm that the dock comes with the lease, the depth at the seawall and the size of boat it can take.
- Are Palm Beach luxury rentals furnished?
- Nearly all seasonal ones are, often down to linens and kitchenware, and some include housekeeping or pool and garden service. An unfurnished luxury lease in Palm Beach is uncommon and usually annual, most often in a South Ocean Boulevard condominium. Ask for the inventory and a written list of the services included.
- Are pets allowed in Palm Beach luxury rentals?
- In a house, the owner decides, and many will accept a well-behaved dog with a deposit. Apartment buildings in Palm Beach are stricter, and a condominium or co-op board may limit size, cap the number of pets or bar tenants' pets entirely, whatever the owner prefers. We confirm the building's rule in writing before you pay any application fee.
