Luxury Rental Analysis for Owners
What Could Your Luxury Property Rent For?
The rent is one number. The right route is the decision.

A luxury rent in South Florida is set by what comparable properties actually leased for, not by the highest asking rent nearby, and the same property can earn very differently as an annual, a furnished or a seasonal rental. Enter your address below and a licensed BreakThru Realty broker prepares your luxury rental strategy in writing: the rent range for each route that fits, the comparable leases behind it, the costs, an estimated net income and a recommendation. No figure appears on this website, and asking commits you to nothing.

A Range for Each Route
Annual, furnished and seasonal, measured where enough comparable leases closed nearby to support a figure.
The Costs, Not Just the Rent
Leasing fees, furnishing, utilities, cleaning, maintenance and vacancy, so the routes are compared on net income.
A Recommendation in Writing
How to position the property, which renter to reach and which route fits your plans.
How Is a Luxury Rent Set?
From closed leases: what tenants agreed to pay for comparable properties, recently and nearby.
Asking rents show the competition a renter will see beside your property; closed leases show what the market accepted. The strategy reads both for the properties closest to yours in size, finish, building, water and view, notes how long each took to lease and adjusts for the differences. Above each city's luxury line there are fewer comparable leases, so the choice of comparables matters more than any average, and the strategy lists every one it uses.
Annual, Furnished or Seasonal: Which Earns More?
It depends on the property, the season and your costs, so compare the routes on net income rather than monthly rent.
A furnished seasonal lease in the winter months can command a higher monthly rent than an annual lease, but it runs for fewer months, may leave the property empty or turning over for the rest of the year, and adds furnishing, utilities, cleaning and transient rental tax. An annual lease earns less a month and keeps the property occupied. The strategy measures the furnished difference and the seasonal market where enough leases closed nearby, and sets the routes side by side.
Your Next Tenant Might Already Be Searching
Many owners assume a brokerage is mainly an advertising budget. Our work starts with the renter market itself. Before your property goes on the market, a broker reviews the requests renters have made to BreakThru Realty: the location, the budget, the lease length, the move in date, the furnishing and the water each one asked for, and the listings they are weighing. Your property may fit the needs of a renter already searching in your area. If a request fits, we tell you privately what that renter asked for, with no renter named, and a broker contacts that renter one to one only with your consent. If none fits, the marketing plan takes the property to the wider market. A request that fits is a reason for a conversation, not a promised tenant or an application.
What You Receive: Luxury Rental Strategy
A written plan for leasing your property, prepared by a licensed BreakThru Realty broker from the closed and active leases that genuinely compare with it, before you decide how, when or whether to lease.
Included once the broker has what the strategy needs
- An annual rent range from the closed leases closest to your property in size, finish, building, water and view, with every comparable listed
- A furnished rent range, where enough furnished and unfurnished leases closed nearby to measure the difference
- The seasonal market for a property like yours: what furnished homes nearby leased for by the season, and the months renters ask for
- The comparable properties a renter will see beside yours today, and the ones that leased recently
- How long comparable properties took to lease, and the vacancy that implies for each route
- The costs of each route: the leasing fee, furnishing, utilities, cleaning, maintenance and, if you want it, management
- An estimated net rental income for each route, worked from your own figures and labelled as a broker's judgment
- Whether a renter already working with us might fit your property, told to you privately with no renter named
- The association, insurance and tax points to settle before marketing
- A recommendation: how to position the property, which renter to reach and how we would market it
What it does not promise
- A promised rent or lease date
- A tenant before one has applied and been approved
- A rent for your property published anywhere
Prepared by hand by a licensed BreakThru Realty broker. Nothing is generated automatically and no rent for your own property is published.
Annual or Seasonal? Compare Them on Your Figures
Enter your own figures to compare an annual lease with a seasonal one on net income. Nothing is prefilled as a market rate, and nothing you type is sent anywhere.
A hypothetical illustration: an annual lease at $15,000 a month for twelve months grosses $180,000. A seasonal lease at $30,000 a month for four months grosses $120,000 before any further rental periods, and before the vacancy, furnishing, utilities, cleaning, maintenance and leasing costs that come out of each. Which route nets more depends on those costs and on whether the remaining months lease.
An illustration with figures you enter, not an estimate for your property. BreakThru Realty does not publish a rent or a value for a specific property; your strategy is prepared by a licensed broker and given to you in writing. The calculator on this page runs in your browser with the figures you enter and sends nothing anywhere.
Should You Sell Your Luxury Home or Let It Produce Rental Income?
Owners weighing a move often ask one question: what would it sell for? The better question is what each choice does for you. A sale releases your equity now, less the costs of selling. A lease keeps the property and its future, earns income after ownership costs, vacancy and management, and keeps you responsible for the asset. Enter your own figures for each side.
The calculator sets the net proceeds of a sale today beside the yearly cash flow of leasing, and shows that cash flow as a share of the equity a sale would release. It leaves out appreciation, depreciation and income tax, which your CPA should weigh. Ask for the comparison on the form and your strategy works both sides from the closed sales and leases, with the assumptions and the risks stated.

How the Leasing Is Run
- Your goals first. Income, timing, the months you will be away, what the property must be protected from and how involved you want to be. One conversation before any analysis.
- The written strategy. The closed and active leases that compare, the annual, furnished and seasonal routes, the renter check and the costs of each, in writing.
- Preparation. Only what renters at this level pay for: repairs, furnishing and the inventory, photography and video, each with its cost and your approval.
- Marketing. The approved plan goes live: the property page, the advertising and the MLS. You receive a written update every week.
- Qualification and showings. Every renter is identified before a showing, every showing has a licensed agent present, and every application is screened on the same written criteria.
- The lease and the handover. Terms negotiated, the association approval obtained, the deposits collected, the lease signed and the property handed over with an inspection and photographs.
What Happens to the Address You Enter
It is read by the broker preparing your strategy and used for nothing else. We look the property up in the MLS and the public record to confirm its details with you; no rent or value for it is shown on this website, emailed automatically or published.
Before You Ask: The Objections Owners Raise
- Why not show me a number right now?
- Because an automatic figure is built from an average, and a luxury property is priced from the handful of leases that genuinely compare with it. A broker reads those leases, checks the details with you and gives you the range in writing, with the comparables behind it.
- Is the strategy an appraisal?
- No. It is a broker's written opinion of rent from comparable leases, prepared at no cost. A lender, a court or an insurer that needs a formal valuation will ask for an appraisal by a state certified appraiser.
- What if I only want to know, not to lease?
- Ask anyway. A strategy in hand a season ahead gives you time to decide whether to lease at all. You hear from us about the strategy you asked for, and about the market only if you ask.
Get My Luxury Rental Strategy
Three short steps: your goal, the property and the lease you have in mind. A licensed broker calls you within one business day and prepares your strategy in writing. You are not committing to lease.
This is an online form on this page, in four short steps. First, what you would like to accomplish: find a qualified tenant; explore seasonal rental income; discuss leasing and ongoing management. Second, the property address and city, its kind and, if you know them, its bedrooms, bathrooms and size. Third, when it is available, furnished or not, the lease term you have in mind, whether it is on the water, any association rental rules and, optionally, the rent you have in mind and whether to compare leasing with selling. Last, your name and an email address or a phone number. It asks for no documents.
Your request is with a licensed BreakThru Realty broker, who calls you within one business day to confirm the details, checks your property against the closed leases and the renter requests on file, and prepares your luxury rental strategy in writing. No figure is shown here or published, and asking commits you to nothing.

Questions Owners Ask
- How much can I rent my luxury home for in South Florida?
- As much as comparable properties near it have recently leased for, adjusted for size, finish, building, water and view, and that differs between an annual, a furnished and a seasonal lease. Each city's luxury rental page shows the median asking and leased rents from BeachesMLS; for your own property, request the written strategy, which lists the comparable leases behind its range.
- What is the difference between asking rent and leased rent?
- An asking rent is what an owner advertises. A leased rent is what the tenant agreed to pay when the lease closed. In thin luxury markets the two can differ widely, which is why your strategy and each city's luxury rental page report both.
- How much more does a furnished luxury rental earn?
- It varies by area and season. Your strategy measures the difference from the furnished and unfurnished leases that closed near your property when there are enough of each; where there are not, it says so rather than assuming a premium.
- Should I sell my luxury home or rent it out?
- Compare the net proceeds of a sale with the yearly cash flow of leasing after ownership costs, vacancy and management, and weigh what you want from the next few years: the equity in hand, or the property and its income. Your CPA weighs the tax side. The calculator on this page does the arithmetic on your figures; your strategy works both sides from closed sales and leases.
