Pompano Beach has a strong seasonal market layered on top of its annual one. The oceanfront towers and the Intracoastal condos east of Federal Highway fill with winter residents from January through April, and the furnished units near the pier are booked months ahead. West of the highway, in Cresthaven, Kendall Green, Palm-Aire and Pompano Beach Highlands, leases are annual and the calendar barely moves. If you want to live near the beach year-round, the practical moment to sign is late spring, when owners who could not book a winter tenant decide to take twelve months instead and asking rents on the water soften. Arriving in December to look for a furnished condo in Pompano Beach means competing with tenants who reserved in the summer.

What to have ready

To apply for a rental in Pompano Beach, have a photo ID, your last pay stubs or an offer letter, two or three months of bank statements, permission for a credit check and the contact details of your previous landlord.
