Renting in Delray Beach
Delray Beach renters come for Atlantic Avenue: apartments and condos downtown and near the beach lease to people who want to walk to restaurants and the sand, and furnished homes east of I-95 book up for the winter season. West of the interstate, large active-adult and family communities supply annual house, villa and condo rentals across a wider range of prices.
Houses, Condos and Apartments
Rentals in Delray Beach range from studio apartments to furnished estate homes. The market table on this page splits the median rent between houses and townhomes on one side and condos and apartments on the other, because the two markets price very differently, and the pages below narrow the search by home type, monthly rent, furnishing, pets and lease length.
How Renting With BreakThru Works
Tell us your budget, move-in date and must-haves, and a licensed rental agent builds a shortlist, schedules tours and helps you apply with a complete file. In most South Florida rentals the landlord pays the agent commission, so our help costs a renter nothing.
Own a Home in Delray Beach?
Delray Beach owners near the Avenue and the beach can often choose between annual and seasonal tenants, while the western communities usually lease annually under association rules. We price your home from live Delray Beach rents and advise on the lease that fits your community.
Renting in Delray Beach: What to Know Before You Apply
Where renters live
Renters in Delray Beach divide along I-95. East of it, apartments and condos in Pineapple Grove and along the Intracoastal, and cottages and rebuilt houses in Osceola Park, Del-Ida Park, Dell Park and Lake Ida, lease to people who want to walk or bike to Atlantic Avenue and the beach, and the Seagate streets on the barrier island hold the houses closest to the sand. West of the interstate the market is annual and association-run: family houses in Sherwood Park and the gated estates of Seven Bridges and The Bridges, villas and condos in club communities such as The Hamlet and Gleneagles, and the 55-and-over communities of Kings Point, the Villages of Oriole, Huntington and Lakes of Delray, which lease only to tenants who meet the age rules. Southridge supplies affordable houses south of downtown.
Annual or seasonal
Delray Beach has a real winter season, but only on one side of the city. East of I-95, furnished houses, cottages and condos near Atlantic Avenue, in Seagate and along the Intracoastal book for January through April, often a year ahead, and owners there choose each summer between a seasonal tenant and an annual one. West of the interstate the country clubs, the family communities and the 55-and-over communities lease almost entirely on twelve-month terms under association rules, with a rise in demand in late spring before the school year and, in the active-adult communities, in the fall as owners decide whether to winter elsewhere. An annual tenant who wants the east side of Delray Beach should sign in summer, before the seasonal listings appear.
What to have ready
A Delray Beach application looks like the rest of South Florida: government ID, recent pay stubs or an offer letter, bank statements, a credit report and references, with combined income of about three times the rent as the usual test. The local twist is who reviews it. Much of the condo and villa stock west of I-95 and many of the cottages near the Avenue belong to owners who live elsewhere for part of the year and use a manager or a listing agent, so the file is judged on paper. In the 55-and-over communities every adult occupant has to meet the age rule and prove it with ID. A seasonal applicant for a Seagate or Lake Ida house should expect to prepay the stay and to be asked for references from a previous winter rental.
Association approval
Association approval in Delray Beach depends heavily on the side of I-95. The east side's single-family streets, Lake Ida, Osceola Park, Del-Ida Park, Dell Park, Seagate and Southridge, mostly have no association, so the owner's approval is the only one, and the condos in Pineapple Grove and on the Intracoastal are the exception with their own boards. West of the interstate nearly everything is association-governed: the country clubs such as Addison Reserve, Mizner, Delaire, Gleneagles and The Hamlet review each tenant and set what a renter may use, the gated estates of Seven Bridges and The Bridges run their own application, and the 55-and-over communities such as Kings Point, the Villages of Oriole, Huntington and Lakes of Delray add age qualification and, in some, limits on how often a unit may be leased. Allow one to four weeks.
Deposits and move-in costs
Delray Beach landlords generally take first month, last month and a security deposit at signing, and seasonal owners near Atlantic Avenue and in Seagate usually take the whole winter's rent in advance with a separate damage deposit and a cleaning charge. Association fees are added wherever a board approves you, and some club communities charge a tenant registration or a move-in fee. Pet deposits or pet rent are usual where pets are permitted. Under Florida law a landlord has 30 days to notify you in writing of how the deposit is held and 15 days after move-out to return it when no claim is made. On a rebuilt house in Lake Ida or Dell Park, photograph the finishes at move-in, since new construction is where a Delray Beach deposit dispute most often starts.

Delray Beach Rentals FAQ
- How much is rent in Delray Beach?
- The median asking rent in Delray Beach is $2,573 a month across 646 active rentals in BeachesMLS. Houses and townhomes ask a median $4,200 and condos and apartments $2,098. Leases signed in the last 90 days closed at a median $3,400 for houses and townhomes and $2,099 for condos and apartments. These figures update daily on this page.
- Do I pay a fee to rent a home in Delray Beach through BreakThru Realty?
- In most South Florida rentals the landlord pays the agent commission, so working with a BreakThru rental agent costs a renter nothing. If a specific listing works differently, we tell you before you tour it.
- What do I need to apply for a rental in Delray Beach?
- Most landlords ask for a government-issued photo ID, recent pay stubs or an offer letter showing income of roughly three times the monthly rent, recent bank statements, a credit report and rental references. Having these ready before you tour lets you apply the same day.
- How long does rental approval take in Delray Beach?
- Landlord approval usually takes one to three business days. If the home is in a condo or HOA community, which is common in Delray Beach, the association runs its own application and approval, and that can take two to four weeks in many buildings. We start the association paperwork the moment you are accepted.
- Can I rent a pet-friendly home in Delray Beach?
- Yes. The pet-friendly page lists every current Delray Beach rental whose listing says pets are allowed. Most still set limits, such as breed or size restrictions, a maximum number of pets and a pet fee or deposit, and condo associations often add rules of their own, so we confirm the policy for your pet before you apply.
- Are there seasonal rentals in Delray Beach?
- Yes. Furnished homes and condos in Delray Beach are let by the month or the season, with the strongest demand from January through April. Seasonal rents run higher than annual leases and the best winter rentals book months ahead, so start early; the seasonal and furnished pages show what is available now.
