Where renters live

Renters in Plantation split across the city's three markets. Professionals at the hospital, the Plantation Midtown offices and Westfield Broward lease townhomes, villas and condos in Central Park, Plantation Gardens and the dozens of Jacaranda parcels in the west, where a first apartment and a move-up townhome can sit on the same street grid. Families wanting a yard and mature trees look to the original eastern streets around Plantation Park, which also give the shortest commute into downtown Fort Lauderdale, and to the single-family homes around the Jacaranda golf courses. Tenants who need land for a workshop, an RV or horses look to Plantation Acres on the western edge, where houses lease on half an acre to well over an acre. Renters over 55 have Lauderdale West, whose villas lease under the community's age rules.

Annual or seasonal

Plantation leases almost entirely on annual terms. The city is inland and built around offices, the hospital and commuters, so the winter visitor who fills the coastal condos does not come to Plantation, and furnished seasonal offers are few enough that this site does not build a seasonal page for the city. Demand instead follows the school calendar and the corporate calendar: families try to be settled before the school year starts in August, and relocations to the hospital and the office parks arrive throughout the year. That makes late spring and early summer the busiest time to be looking for a house in Plantation, and the late fall the time when a landlord is more open to a discount or a flexible start date.

What to have ready

Landlords in Plantation want a complete file: photo ID, the last two or three pay stubs or an offer letter for a new job at the hospital or the office parks, recent bank statements, a credit report and a reference from your current landlord. Income of about three times the rent is the usual test, and a relocating tenant without local history should bring the employer's letter and, where possible, offer a larger deposit rather than expect a landlord to waive the check. Hawks Landing and the other gated communities in west Plantation review tenants for the gate as well, and several set a twelve-month minimum. The original eastern streets around Plantation Park and most of Plantation Acres have no association, so the owner's approval is the only one. Plan on an extra two to four weeks anywhere an association is involved, and ask up front whether the board interviews tenants in person.

Deposits and move-in costs

Move-in money in Plantation follows the South Florida pattern of first month, last month and a security deposit, and a landlord who has waited for a strong applicant will sometimes accept a smaller deposit from a tenant with clean references. Condo and villa communities in Jacaranda and Plantation Gardens add an association application fee and, in some, a move-in or gate fee. A pool home or a house in the Acres with a workshop or paddock may carry a larger deposit to cover the grounds. Florida requires the landlord to notify you in writing, within 30 days of receiving it, where and how your deposit is held, and to return it within 15 days of move-out when there is no claim.
