Where renters live

Jupiter renters sort by what they came for. Researchers and staff at Scripps, Max Planck and the Florida Atlantic University campus lease townhomes and condos in Abacoa, in Botanica and at Chasewood off Indiantown Road, all a short drive from the labs. Boaters look for a house on the Loxahatchee River in Jupiter River Estates or a slip at Jupiter Harbour near the inlet. Beach renters take condos at Ocean Trail and the Bluffs and the houses of Sea Colony across from the sand. Golf renters lease inside Jonathan's Landing, Jupiter Country Club and Indian Creek, and anyone who needs land and a barn rents in Jupiter Farms west of the Turnpike.

Annual or seasonal

Jupiter has both markets and they overlap on the calendar. Winter residents lease furnished condos on the ocean and the Intracoastal and houses in the golf communities from January to April, and spring training at Roger Dean Stadium adds a burst of short stays in February and March that empties Abacoa's furnished units. The rest of the year, annual leases to the research institutes, the hospital and the marine trades keep Jupiter turning over. If you want a winter rental, book it in the fall; if you want a year-round lease near the beach, sign it in late spring, when owners who did not find a seasonal tenant are ready to take twelve months.

What to have ready

Bring the full file to a Jupiter showing: ID, pay stubs or an offer letter, bank statements, a landlord reference and consent to a credit check, with income of roughly three times the rent. Because rents in Jupiter run higher than in the rest of northern Palm Beach County, the three-times rule bites harder, and a relocating scientist or a spring-training family with a short lease should expect to show savings as well as income. Association approval

Association approval in Jupiter follows the gates. Admirals Cove, Jonathan's Landing, the Loxahatchee Club and Jupiter Country Club review every tenant, set minimum lease terms and decide whether a tenant may use the club; the Bluffs, Sea Colony, Jupiter Harbour and the condo buildings at Ocean Trail run their own applications with a fee; and most of Abacoa's neighborhoods, Botanica and Chasewood have an association step too. Allow several weeks in Jupiter for that review, especially before the season, when boards are busy. The exceptions are Jupiter River Estates, Pennock Point and Jupiter Farms, where there is no mandatory association and the landlord alone approves you.

Deposits and move-in costs

Expect first month, last month and a security deposit at signing for most Jupiter rentals, and in the clubs a separate association or club deposit on top of the application fee.
