Home Prices in North Miami
Over the last 90 days the median single-family home in North Miami sold for $545,000 ($378 per square foot) and the median condo or townhome for $163,750 ($211 per square foot). Against the same 90 days a year earlier that is +10.5% for single-family homes and -30.3% for condos. Homes on the market now are asking a median $699,999 (single-family) and $219,000 (condos and townhomes). Medians describe the middle of the market; a waterfront estate and a garden condo pull in opposite directions, which is why the two segments are reported separately.
Inventory and the Pace of Sales
387 homes and condos are for sale in North Miami today, 14 of them listed in the last seven days, and 57 are under contract. 20 sales closed in the last 30 days. Single-family homes carry 7.4 months of inventory and condos 25.8 months, which makes the single-family side a buyer's market: under four months favours sellers, over six favours buyers. Active single-family listings have been on the market 113 days on average, condos 183 days.
Single-Family Homes vs. Condos and Townhomes
The two halves of the North Miami market move differently. Single-family sellers achieved 95.3% of their asking price on the typical sale in the last 90 days after 76 days on market; condo and townhome sellers achieved 95.4% after 96 days. 50 single-family homes and 30 condos and townhomes closed in that window. Condo pricing also carries the building's fees, reserves and rental rules, so a low list price in an older tower is not the same deal as a low list price on a lot.
The Last Twelve Months
351 residential sales closed in North Miami over the last twelve months. The whole-market median sold price moved from $457,375 in Nov 2025 to $491,995 in Sep 2026, a change of +7.6%. The month-by-month table below shows closings, median price, price per square foot and days to sell; the current month is partial until it closes.
Selling a Home in North Miami
Your North Miami buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. North Miami is several markets inside one city, and a home is priced against the right one. A Keystone Point or Sans Souci house is priced by its water: the frontage, the width of the canal, the run to the bay, the dock and the seawall, and whether it is an original house, a remodelled one or a new build, with the lot carrying much of the value. A condominium is priced by its building as much as its unit: the fee, the reserves, the milestone inspection result, any assessment and whether a buyer can get a loan there. A house west of Biscayne Boulevard is priced by its street, its lot, its roof and its permits, and by whether the flood zone lets a buyer insure it at a reasonable cost. Your buyers also look in North Miami Beach, Miami Shores, Biscayne Park and Bay Harbor Islands, so we price from the closed sales that match your home rather than a citywide median. Start with a free valuation built on recent North Miami sales, ask for a full comparative market analysis when you are ready to list, or request a cash offer if a fast sale as is suits you better.
Investing in North Miami
Investors in North Miami usually buy one of four things: a condominium in an older building to lease by the year to students and staff at the FIU Biscayne Bay Campus, medical staff or families; a duplex, fourplex or small apartment building west of Biscayne Boulevard, where some lots carry multifamily zoning; a postwar house to renovate and lease or resell; or an original house or a lot at Keystone Point or Sans Souci to rebuild. Each has its own checks. A condominium depends on the association's rules on leasing and tenant approval, its reserves and assessment history, and whether the building can be financed. A small multifamily building depends on the rent roll, the permitted number of units, the roof and the insurance. A rebuild depends on the city's zoning and permits, the flood elevation and the FEMA substantial improvement rule. The North Miami rental pages show live rents, the investment pages list the duplexes and small buildings for sale, and the price reduced page tracks sellers who have cut the price.

- Is North Miami a buyer's market or a seller's market?
- By months of inventory, the single-family side of North Miami is a buyer's market right now: 7.4 months of supply, with condos and townhomes at 25.8 months (buyer's market). Under four months of supply favours sellers, over six favours buyers, and the two segments often sit on different sides of that line in South Florida.

Comparing the last 90 days with the same 90 days a year earlier, single-family medians are +10.5% and condo medians -30.3%. Monthly medians swing with the mix of homes that happened to close, so the direction over several months matters more than any one month.
- What is the median rent in North Miami?
- The median asking rent in North Miami is $2,400 a month across 341 active rentals: $3,300 for houses and townhomes and $2,100 for condos and apartments. The North Miami rentals hub carries the full rental market table, updated daily.
- Where do these numbers come from?
- Every figure is computed from BeachesMLS: active listings are counted as of the refresh date (October 30, 2026), sold figures cover closings in the last 90 days compared with the same 90 days a year earlier, and the monthly table buckets closed sales by closing date. Statistics refresh once a day and are cached; inventory over time comes from our own daily snapshots. Nothing on this page is typed by hand, and none of it is an appraisal. BreakThru Realty's market data methodology page explains every calculation, and broker of record Tyson E. Sam reviews the method and the written guidance in this report.
