Renting in North Miami

North Miami rentals run from apartments and condominiums in the older buildings on both sides of Biscayne Boulevard, leased by the year to students and staff at the FIU Biscayne Bay Campus, medical staff and families, to new rental buildings such as Lakeview at NoMi and Manor Biscayne, to residences at One Park Tower in SoLé Mia. Houses lease to families in the postwar neighbourhoods west of the boulevard, and the waterfront houses of Keystone Point and Sans Souci lease to families and executives, often for a year or longer. Most leases here are annual; a smaller number of furnished units lease by the season.

Houses, Condos and Apartments

Rentals in North Miami range from studio apartments to furnished estate homes. The market table on this page splits the median rent between houses and townhomes on one side and condos and apartments on the other, because the two markets price very differently, and the pages below narrow the search by home type, monthly rent, furnishing, pets and lease length.

How Renting With BreakThru Works

Tell us your budget, move-in date and must-haves, and a licensed rental agent builds a shortlist, schedules tours and helps you apply with a complete file. In most South Florida rentals the landlord pays the agent commission, so our help costs a renter nothing.

Own a Home in North Miami?

A North Miami landlord first decides who the home is for. Condominium units lease by the year to students, medical staff and families, and the association approves each tenant, may limit how many units are leased and may set a minimum term, so read the rules before you advertise. Houses lease to families who want a yard and the schools, and waterfront homes at Keystone Point and Sans Souci lease to tenants who will pay for the dock and the bay. Confirm the city's rules on short term rentals too. We check the rules first, then price your home from live North Miami rents and the leases that actually closed.

Renting in North Miami: What to Know Before You Apply

Where renters live

Renters in North Miami live in four places. Most lease condominiums and apartments in the older buildings on Sans Souci Boulevard, NE 135th Street and the streets west of Biscayne Boulevard, close to the FIU Biscayne Bay Campus, the buses on Biscayne Boulevard and the supermarkets. New rental buildings such as Lakeview at NoMi and Manor Biscayne add newer apartments, and One Park Tower at SoLé Mia leases residences by the lagoon. Families rent houses on the postwar streets west of the boulevard, and a smaller group leases waterfront houses at Keystone Point and Sans Souci.

Annual or seasonal

North Miami is mostly an annual market. Students and staff at the FIU Biscayne Bay Campus look in late spring and summer before the fall term, families move around the school year, and medical staff at the UHealth centre at SoLé Mia and the hospitals nearby lease all year. Furnished seasonal rentals exist, mostly waterfront houses and units at One Park Tower, and they lease for the winter months. A renter who wants the widest choice in North Miami should search in late spring, when annual leases turn over.

What to have ready

A North Miami rental application is reviewed by the owner and, in a condominium, by the association as well, so bring the full file: photo identification, proof of income such as pay stubs or an offer letter, recent bank statements, landlord references, consent to credit and background checks, and the association's own form with details of pets and vehicles. Students at the FIU Biscayne Bay Campus without an income history often need a guarantor. Many North Miami owners and managers answer applications quickly, but association boards may meet only once a month, so apply early.

Association approval

Association approval applies to most condominium rentals in North Miami. Boards review each tenant, charge an application fee, may require an interview and set a minimum lease term, and some limit how many units in the building may be leased at once; the Venice Park cooperatives allow no rentals at all. Apartments in rental buildings such as Lakeview at NoMi and houses on the city's streets answer to the owner or manager only. Ask how long the North Miami board takes before you give notice on your current home, and make the lease start date depend on approval.

Deposits and move-in costs

Move in costs in North Miami usually mean the first month, the last month and a security deposit, plus the association's application fee and sometimes a move in fee or elevator deposit in a condominium. New rental buildings may charge an application fee, an administration fee and a pet fee or monthly pet rent instead. Houses ask for first, last and security, and the lease says who pays for the lawn, the pool and the utilities. In North Miami, attach a dated inventory and photographs to the lease, since that record is what the deposit is measured against.

North Miami Rentals FAQ

How much is rent in North Miami?
The median asking rent in North Miami is $2,400 a month across 341 active rentals in BeachesMLS. Houses and townhomes ask a median $3,300 and condos and apartments $2,100. Leases signed in the last 90 days closed at a median $3,200 for houses and townhomes and $1,750 for condos and apartments. These figures update daily on this page.
Do I pay a fee to rent a home in North Miami through BreakThru Realty?
In most South Florida rentals the landlord pays the agent commission, so working with a BreakThru rental agent costs a renter nothing. If a specific listing works differently, we tell you before you tour it.
What do I need to apply for a rental in North Miami?
Most landlords ask for a government-issued photo ID, recent pay stubs or an offer letter showing income of roughly three times the monthly rent, recent bank statements, a credit report and rental references. Having these ready before you tour lets you apply the same day.
How long does rental approval take in North Miami?
Landlord approval usually takes one to three business days. If the home is in a condo or HOA community, which is common in North Miami, the association runs its own application and approval, and that can take two to four weeks in many buildings. We start the association paperwork the moment you are accepted.
Can I rent a pet-friendly home in North Miami?
Yes. The pet-friendly page lists every current North Miami rental whose listing says pets are allowed. Most still set limits, such as breed or size restrictions, a maximum number of pets and a pet fee or deposit, and condo associations often add rules of their own, so we confirm the policy for your pet before you apply.
Are there seasonal rentals in North Miami?
Yes. Furnished homes and condos in North Miami are let by the month or the season, with the strongest demand from January through April. Seasonal rents run higher than annual leases and the best winter rentals book months ahead, so start early; the seasonal and furnished pages show what is available now.
