Medians describe the middle of the market; a waterfront estate and a garden condo pull in opposite directions, which is why the two segments are reported separately.
Inventory and the Pace of Sales

Single-Family Homes vs. Condos and Townhomes
The two halves of the Miami Beach market move differently. Single-family sellers achieved 91.7% of their asking price on the typical sale in the last 90 days after 143 days on market; condo and townhome sellers achieved 94.5% after 111 days. 49 single-family homes and 354 condos and townhomes closed in that window.
