  • 6,453 residential sales closed across the six counties in August 2026, down 15.4% from the month before and down 4.4% from a year earlier.
  • The median single-family home sold for $700,000 in Palm Beach County and $362,000 in Indian River County, the highest and lowest of the six counties in August 2026.
  • Condo and townhome medians ranged from $140,000 in Indian River County to $410,000 in Miami-Dade County.
  • By months of inventory on the day of publication, single-family homes were a seller's market in 2 counties and balanced in 4 counties; condos and townhomes were a buyer's market in all 6 counties.
  • 45,936 homes and condos were for sale across the six counties on September 18, 2026, 15,637 of them waterfront.

How the Monthly Report Works

Each edition is built from BeachesMLS after the month closes: closed sales, median prices, price per square foot, days on market and sale-to-list ratios for single-family homes and for condos and townhomes in each county, with the change from the month before and from the same month a year earlier, plus inventory, rents, luxury and waterfront supply on the day it is published. Once published an edition never changes. The county and city reports on BreakThru Realty Research carry today's figures; the methodology explains every calculation.
