Home Prices in Miami
Over the last 90 days the median single-family home in Miami sold for $699,000 ($414 per square foot) and the median condo or townhome for $417,000 ($360 per square foot). Against the same 90 days a year earlier that is +3.6% for single-family homes and -0.7% for condos. Homes on the market now are asking a median $825,000 (single-family) and $545,000 (condos and townhomes). Medians describe the middle of the market; a waterfront estate and a garden condo pull in opposite directions, which is why the two segments are reported separately.
Inventory and the Pace of Sales
7,190 homes and condos are for sale in Miami today, 353 of them listed in the last seven days, and 1,428 are under contract. 685 sales closed in the last 30 days. Single-family homes carry 5.2 months of inventory and condos 12.9 months, which makes the single-family side a balanced market: under four months favours sellers, over six favours buyers. Active single-family listings have been on the market 112 days on average, condos 302 days.
Single-Family Homes vs. Condos and Townhomes
The two halves of the Miami market move differently. Single-family sellers achieved 97.4% of their asking price on the typical sale in the last 90 days after 68 days on market; condo and townhome sellers achieved 96.2% after 96 days. 1,207 single-family homes and 1,157 condos and townhomes closed in that window. Condo pricing also carries the building's fees, reserves and rental rules, so a low list price in an older tower is not the same deal as a low list price on a lot.

Investors buy in Miami for year-round rental demand close to downtown, the Health District, the airport and the port, and for small income properties: duplexes, triplexes and fourplexes in Little Havana, Allapattah, Little River, Flagami and Shenandoah. Confirm the legal unit count in the city or county records, because the way a building is laid out and the units it is permitted for do not always match. Downtown condos can work as short-term rentals where the building allows it, but zoning, association rules, a state licence and tourist-tax registration all apply, and many buildings set a minimum lease term instead.
