South Florida Housing Market: What Buyers and Sellers Should Expect This Fall
Inventory is loosening, rates are settling, and negotiating power is shifting. Here is how to read the market before you make a move.

After three years of whiplash, the South Florida market is finally finding a rhythm. Inventory has climbed back toward pre-2020 levels in most of Miami-Dade, Broward, and Palm Beach, and the days of ten offers in a weekend are behind us for all but the best-priced homes.
That does not mean prices are falling off a cliff. It means the market is normalizing, and normal markets reward preparation.
What buyers are seeing
- More choice. Active listings are up meaningfully year over year in almost every county we serve. Buyers can afford to be selective again.
- Longer days on market. Homes that would have sold in a week are now sitting for 45 to 60 days, which opens the door to negotiation on price, repairs, and closing costs.
- Rate-sensitive payments. Every quarter point on a mortgage moves the monthly payment by roughly the price of a car payment. Getting fully underwritten before you shop is the single best thing you can do.
What sellers are seeing
- Pricing is everything. Overpriced homes are the ones sitting. Homes priced at or slightly below recent comparable sales are still drawing multiple showings in the first two weeks.
- Condition matters again. Buyers have options, so deferred maintenance gets noticed and priced in.
- Insurance is part of the conversation. Expect buyers to ask for a four-point inspection and a wind mitigation report early. Having them ready removes a major objection.
Our take
Fall is historically one of the better windows to buy in South Florida: less competition from out-of-state buyers, motivated sellers who missed the summer, and the chance to close before the winter season drives demand back up.
If you are selling, lean into presentation and price with discipline. If you are buying, get your financing airtight and be ready to act on the right home, because the good ones still move.
