Ten years ago, "55+" meant shuffleboard. Today it means pickleball courts, resort pools, lakeside clubhouses, and social calendars that would exhaust a college student. Active adult communities are among the fastest-growing segments in Florida real estate, and the corridor from Palm Beach County up through Martin and St. Lucie is where much of that growth is happening.
Why buyers are choosing them
- Amenities included. Fitness centers, pools, courts, and organized clubs are part of the association fee.
- Lock-and-leave. Exterior maintenance and landscaping are handled, which matters if you split time between Florida and somewhere else.
- Community. Neighbors who are at a similar stage of life and want to be social.
- Value. Prices north of Palm Beach remain well below coastal Broward and Miami-Dade for comparable homes.
Areas to know
Palm Beach County
Established communities west of Boynton Beach and Delray with mature landscaping and strong resale history. Expect higher association fees but excellent amenities.
Martin County
Smaller, quieter communities near Stuart with quick access to the Intracoastal and some of the best fishing on the coast.
St. Lucie County
The value play. Newer construction in Port St. Lucie and Tradition with modern floor plans and lower entry prices. This is where a lot of first-time Florida retirees are landing.
What to check before you buy
- Association fees and what they cover, plus their history of increases.
- Age restrictions and rules for younger residents or guests.
- Resale rules, including any right of first refusal.
- Distance to healthcare, airports, and family.
