What your Pompano Beach home is worth comes from recent comparable sales, adjusted for water, condition and the building. Here is how a valuation is built and how to check the number.

Your Pompano Beach home is worth what a ready, able buyer would pay for it today, and the most reliable estimate of that comes from comparable homes that have recently closed nearby, adjusted for the differences between them and checked against the homes a buyer could choose instead. A citywide median cannot tell you that, and neither can an online estimate. Two houses on the same street can sell far apart when one has a dock with no fixed bridges to the Hillsboro Inlet and the other backs onto a dry lot.

Step 1: Choose the right comparable sales
A valuation is only as good as its comparables. A broker looks for sales that are:
- Closed, not just listed. Asking prices show hopes; closed prices show what buyers paid.
- Recent. The last six months where possible. In a thin segment, such as Intracoastal homes or a small building, a broker may go further back and adjust for how the market has moved since.
- Close. The same neighborhood, the same side of Federal Highway, the same kind of water, and for a condo, the same building.
- Similar. Property type, living area, bedrooms and bathrooms, lot size, age and construction, pool and view.

Step 2: Adjust for what makes your home different
No two homes are identical, so the comparables are adjusted up or down toward your home.
Water and boating
In Pompano Beach, water is usually the largest adjustment. A broker weighs the type of frontage (Intracoastal, wide canal, narrow canal or lake), whether the route to the inlet passes under a fixed bridge, water depth, feet of frontage, the dock and lift, and the seawall's condition. Condition, systems and insurance
Kitchens and bathrooms matter, but in South Florida so do the things that decide a buyer's insurance quote. The age of the roof, impact-rated windows and doors, and the wind mitigation features in the roof all affect what a buyer will pay each year to insure the home, and so what they will pay for it. Many insurers ask for a four-point inspection on older homes. Air-conditioning age, plumbing and electrical updates count too.
Permits
Renovations only add full value when they were permitted and closed out. Open or expired permits turn up in the lien and permit searches before closing and can delay a sale or cost a credit, so check the city's permit records for your address before you list.
Lot and location on the street
Corner lots, a busy road, a pool, a garage, a wide water view or a view of a neighbor's wall all move value, and a broker adjusts for each.
Condos: the building comes first
A condo is valued mainly against sales in the same building, adjusted for floor, direct or side view, square footage and renovation. The building's finances then shape the whole range: the monthly fee, reserve funding, the milestone inspection results for buildings three stories and taller, and any special assessment. A pending assessment is often deducted, in effect, from what buyers will pay. Building pages such as Sea Monarch show the units for sale, for rent and recently closed at one address.
Step 3: Check the competition
Closed sales tell you what buyers paid in the past. Active and pending listings tell you what a buyer will compare your home against next week. A broker reviews both, because a street with several similar homes on the market will not behave like a street with none.
The price pages help here. If you expect your home to sell in a given range, look at what else is listed there, for example Pompano Beach homes between $750,000 and $1,000,000.
Then look at the pace of the market. Months of inventory is the number of months the current listings would take to sell at the recent rate; under about four months generally favors sellers and over six favors buyers. Step 4: Turn the evidence into a range and a plan
The result is a range, not a single number, with a recommended list price inside it and the reasoning written out. A good CMA also tells you how long homes at that price are taking to sell and what the first weeks on the market should look like. Homes priced from real closed sales tend to draw their strongest interest early; homes priced above them usually sit and then chase the market down.
What a valuation is not
- It is not an appraisal. A lender's appraiser values the home for the buyer's lender after a contract is signed. A low appraisal can force a renegotiation, which is one more reason to price from sales an appraiser will also use.
- It is not the property appraiser's value. The Broward County Property Appraiser sets a just value for tax purposes as of January 1. If your home is homesteaded, its assessed value has been capped by Save Our Homes, which limits annual increases to 3 percent or the change in the consumer price index, whichever is lower. A buyer's taxes are reassessed after the sale, so your tax bill is not theirs.
- It is not an online estimate. Automated models cannot see your dock, your renovation or the view from your balcony.
