How to Price Your Home to Sell in 30 Days

Every seller wants the highest price. The mistake is believing the way to get it is to start high. In practice, the homes that sell for the most are the ones that generate the most competition in their first fourteen days on the market, and competition comes from pricing.

The two-week window

When a listing goes live, it hits every buyer who has been searching for weeks and every agent with a client waiting. That is your largest audience, and it is gone by day fifteen. A price that feels "safe" to the seller often reads as "overpriced" to that audience, and they simply skip it.

After that, you are relying on new buyers trickling in, and each price reduction signals that something might be wrong.

How we build a price

  1. Comparable sales, not comparable listings. What sold in the last 90 days within a mile tells us what buyers actually paid. Active listings tell us what sellers hope for.
  2. Adjust for condition honestly. Updated kitchens and baths, roof age, impact windows, and a newer AC all move the number. So does deferred maintenance.
  3. Look at the price bands. Buyers search in ranges. A home at $505,000 misses every buyer whose search stops at $500,000. Sometimes a slightly lower number reaches a much larger audience.
  4. Decide on a strategy. Price at market to draw multiple offers, or price slightly under to create a bidding environment. Both can work. Pricing above market almost never does.

What to do before the sign goes up

  • Handle the obvious repairs and get the house professionally cleaned.
  • Order a pre-listing inspection so there are no surprises in negotiation.
  • Have your insurance paperwork ready for buyers.
  • Invest in professional photography. It is the cheapest marketing you will ever buy.
