For Owners
Selling a Distressed Commercial Property in Florida
While you still own the property, you still have choices. Use them early.
The payments have become hard to make, or the lender has already sent a notice. You may feel the decision has left your hands. It has not. Until a foreclosure sale takes place you can still sell, negotiate or restructure, and the earlier you act the more of your equity and your credit you keep.

Your first step: Commercial Property Value and Buyer Match Review
Start With a Commercial Property Value and Buyer Match Review
Investors and owner users price your building three ways: against the competition, against closed sales and on its income, and the investor who buys it may already be working with BreakThru Realty. The review shows you all three prices, where they meet, whether the property fits the acquisition requirements investors have given us, and the ways to sell that fit your timing and your tax position.
What you receive
- A check of the property against the acquisition requirements investors have given us: location, asset type, budget, occupancy, income and return, with no investor named
- A broker's opinion of value from closed sales, competing listings and, for an income property, the rent roll and the cap rates buyers are paying
- The documents buyers and lenders will ask for, and which to prepare before listing
- Disposition options: open market sale, confidential sale, sale leaseback or a 1031 exchange, with the tradeoffs
- The buyer profile for your property type and how we would reach it
- A written summary of the figures behind the opinion, with an estimate of your proceeds where the figures you share allow one
What happens next
- Tell us the address, the property type and how the building is occupied.
- A commercial agent pulls the closed sales and the competing listings, checks the investor requirements on file and prepares the review.
- We call within one business day to walk through it.
- You decide whether, when and how to sell.
Free and confidential. It is a broker's opinion of value, not an appraisal, and we never publish an estimate for a specific property. A potential investor match is a conversation, not an offer, and no investor learns about your property without your consent.

Your Options Before a Foreclosure
An attorney should review your loan documents first. These are the paths most owners weigh.
- A market sale: if the property is worth more than the debt, a sale pays the lender in full and the remainder is yours.
- A short sale: if it is worth less, the lender may agree to accept the sale proceeds and release the lien. The lender must approve the price and the terms.
- A workout: the lender changes the loan, through an extension, a rate change or a period of reduced payments, in exchange for a plan it believes.
- A deed in lieu of foreclosure: you transfer the property to the lender and the lender releases the debt, in whole or in part, by written agreement.
How Foreclosure Works in Florida
Florida is a judicial foreclosure state: the lender must file a lawsuit and obtain a judgment before the property can be sold at a court sale. That process takes time, and a sale to a buyer can close during it if the lender is paid or agrees to the terms. If you signed for the loan personally, ask your attorney whether the lender could pursue you for any shortfall, and make a written release part of any agreement.
Selling Quickly Without Giving the Price Away
Speed comes from preparation more than from a low price. A complete package on the first day, with the rent roll, leases, statements, survey and any environmental reports, lets serious buyers decide in days. Buyers who pay cash close soonest. A single buyer who knows you are under pressure will offer less than several buyers who know they are competing, so even a fast sale should reach more than one of them.
What Buyers of Distressed Property Ask
They ask what is owed and to whom, whether there are liens, unpaid taxes or code violations, what condition the building is in, and whether the tenants are paying. Clear answers and documents shorten the sale. Unknowns lengthen it and lower the offers.
How BreakThru Realty Helps
A broker first checks your property against the requirements commercial buyers have given us, including investors who buy properties that need work. If no buyer on file fits, the review sets out the plan that reaches the wider market within the time you have. The broker prepares the opinion of value a lender will ask for in a short sale and works alongside your attorney. The plan is built around your deadline and the outcome you need.

Questions you may be asking
- Do you already have a buyer for my building?
- We say so only after a specific investor has reviewed the property and confirmed interest. The review first checks your property against the acquisition requirements investors have given us and tells you, under confidentiality, whether anything fits. If nothing does, it sets out how we take the property to the wider market.
- Can the sale be kept confidential?
- Yes. Financials go only to buyers who sign a confidentiality agreement, tours are by appointment, and a tenant occupied building can be marketed without disturbing the tenants. The review sets out the options and the MLS rules that apply.
- What does it cost to sell?
- The commission is negotiable and agreed in writing in the listing agreement before anything is marketed. Other seller costs usually include title and closing charges and Florida documentary stamp tax on the deed; your closing agent confirms the figures.
- I am thinking about a 1031 exchange.
- Tell us before you sign anything: the exchange has to be set up before the sale closes. The review covers the timing, and your CPA and a qualified intermediary handle the tax side.
- How long will it take?
- Longer than a home. Pricing, marketing, a due diligence period that commonly runs 30 to 60 days and financing all take time. The commercial market pages show how long listings like yours have been on the market today.

Your Next Commercial Buyer May Already Be Working With BreakThru Realty
Investors, owner users and business owners across Florida work with BreakThru Realty with defined requirements: the asset type, the size, the location, the price and the return they need. If you own commercial property, a broker can review it against those requirements before you list, and if no buyer on file fits, explain the marketing that reaches the rest of the market.
Before you list, a broker reviews what you own, the market around it and whether an existing buyer's requirements match. If none does, you see how we would position it to reach other qualified buyers.

A potential match is a conversation, not an offer, until the buyer sees your property and makes one. No buyer is named and nothing about your property or business is shared until you decide to proceed.
Frequently Asked Questions
- Can I sell a commercial property that is in foreclosure?
- Yes, until the foreclosure sale takes place. The right to pay off the debt ends once the clerk of court files the certificate of sale. The closing must pay the lender what it is owed in full, or the lender must agree in writing to accept less. Tell your attorney and your broker about every notice and court date so the sale is timed around them.
- What is a short sale on a commercial property?
- A sale for less than the loan balance, made with the lender's written approval. The lender reviews the offer, an opinion of value and your financial information before deciding. Ask your attorney to confirm in writing whether the remaining debt is released.
- How fast can a commercial property be sold?
- It depends mostly on the buyer's financing and on how complete your documents are. A buyer paying cash with a full package in hand can move quickly. A buyer who needs a loan follows the lender's schedule.
