Renting in Margate
Renters in Margate are mostly families leasing a house by the year. Three and four bedroom houses in Oriole Margate, Holiday Springs, North Margate and the older plats near State Road 7 make up most of the listings, many with a pool and a fenced yard, and townhomes in Holiday Springs Village and the newer gated communities offer a smaller home with the grounds kept by an association. Furnished winter rentals are rare here. Start early, because a well kept house with a pool does not stay on the market long.
Houses, Condos and Apartments
Rentals in Margate range from studio apartments to furnished estate homes. The market table on this page splits the median rent between houses and townhomes on one side and condos and apartments on the other, because the two markets price very differently, and the pages below narrow the search by home type, monthly rent, furnishing, pets and lease length.
How Renting With BreakThru Works
Tell us your budget, move-in date and must-haves, and a licensed rental agent builds a shortlist, schedules tours and helps you apply with a complete file. In most South Florida rentals the landlord pays the agent commission, so our help costs a renter nothing.
Own a Home in Margate?
A Margate landlord usually leases a house by the year, and the first question is the association. On streets with no association the owner sets the lease within the city code and state law; in Holiday Springs, Coral Bay and the townhome communities the association may approve every tenant, set a minimum term and limit pets and vehicles. We check those rules first, price the home from live Margate rents and the leases that closed nearby, and screen every applicant before a showing. Request a Rental Analysis to see what your home should lease for.
Renting in Margate: What to Know Before You Apply
Where renters live
Renters in Margate mostly lease houses. Oriole Margate in the west, North Margate and the older plats near State Road 7 offer three and four bedroom houses with fenced yards and, in several, a pool, and Holiday Springs in the north adds nineties houses and lake view townhomes inside an association. Rentals inside Coral Bay and the gated townhome communities come up less often. The city sits between Coral Springs, Coconut Creek and Pompano Beach, so a tenant can reach Interstate 95, Florida's Turnpike or the Sawgrass Expressway in a short drive from a Margate rental.
Annual or seasonal
Margate is a year round rental market. Listings are mostly unfurnished houses offered by the year, and they turn over in late spring and summer as families move between school years, so a tenant who starts looking a month or two before the move date sees the widest choice. Furnished winter rentals are uncommon in Margate, and some associations set a minimum lease term that rules out short stays. If you need a home for a few months only, ask early, because an owner who usually leases by the year may still consider a shorter term at a higher rent.
What to have ready
A Margate rental application moves faster when the file is ready before the tour. Expect to provide photo identification, proof of income, landlord references and consent to credit and background checks, and, inside an association, its own application and fee. Name everyone who will live in the home, every pet with its breed and weight, and every vehicle, because many communities limit parking and register cars. If you will use a housing assistance voucher, say so at the start, so the owner can plan for the inspection. A complete packet sent with the offer saves days on a Margate lease.
Association approval
Association approval is part of renting in much of Margate. Holiday Springs sections, Coral Bay, Oakland Hills and the townhome communities run their own tenant application, with a fee, a background check and sometimes an interview, and they may set a minimum lease term and limits on pets and vehicles. Approval can take from a few days to a few weeks, and the move in date follows it. Houses on streets with no association, such as Oriole Margate and the older plats near State Road 7, need only the owner's approval, which is one reason they can lease faster in Margate.
Deposits and move-in costs
Move in costs on a Margate rental run above the first month's rent. An annual lease usually asks for the first month, the last month and a security deposit, and many listings show the total due at signing. A pet adds a deposit or a fee, and an association may charge its own application fee and sometimes a deposit. Florida law sets how a security deposit must be held and returned, so read that section of the lease. Ask who pays the water, the electricity, the lawn and the pool service, because those bills change the real monthly cost of a Margate house.

Margate Rentals FAQ
- How much is rent in Margate?
- The median asking rent in Margate is $1,900 a month across 136 active rentals in BeachesMLS. Houses and townhomes ask a median $3,200 and condos and apartments $1,795. Leases signed in the last 90 days closed at a median $2,900 for houses and townhomes and $1,700 for condos and apartments. These figures update daily on this page.
- Do I pay a fee to rent a home in Margate through BreakThru Realty?
- In most South Florida rentals the landlord pays the agent commission, so working with a BreakThru rental agent costs a renter nothing. If a specific listing works differently, we tell you before you tour it.
- What do I need to apply for a rental in Margate?
- Most landlords ask for a government-issued photo ID, recent pay stubs or an offer letter showing income of roughly three times the monthly rent, recent bank statements, a credit report and rental references. Having these ready before you tour lets you apply the same day.
- How long does rental approval take in Margate?
- Landlord approval usually takes one to three business days. If the home is in a condo or HOA community, which is common in Margate, the association runs its own application and approval, and that can take two to four weeks in many buildings. We start the association paperwork the moment you are accepted.
- Can I rent a pet-friendly home in Margate?
- Yes. The pet-friendly page lists every current Margate rental whose listing says pets are allowed. Most still set limits, such as breed or size restrictions, a maximum number of pets and a pet fee or deposit, and condo associations often add rules of their own, so we confirm the policy for your pet before you apply.
