BreakThru Realty Florida Business-for-Sale Market Report

Each month BreakThru Realty Research publishes the Florida Business-for-Sale Market Report: every business listed for sale on the MLS in Florida on the day of publication, the business sales that closed in the month and in the twelve months before it, and what businesses sold for against the revenue and net income their listings reported. Most of the listings are in Miami-Dade, Broward and Palm Beach counties. Every figure is computed from BeachesMLS business opportunity listings, and every edition stays online with the figures it was published with.

Latest Edition: September 2026

  • 921 businesses were listed for sale on the MLS in Florida on September 30, 2026, 859 of them in Miami-Dade, Broward and Palm Beach counties, at a median asking price of $230,000.
  • 222 business sales closed on the MLS in Florida in the twelve months to September 2026, at a median price of $110,000, 85.7% of the asking price, after a median 110 days on the market.
  • 12 business sales closed in September 2026 itself, at a median $100,000; a single month is a small sample, so the twelve-month figures are the steadier measure.
  • Over the 24 months to September 2026, businesses sold for a median 0.38× the annual gross revenue their listings reported (204 sales).
  • Where the listing reported net income, the median sale price was 2.25× that figure (28 sales, a small sample).
  • Restaurants & Food Businesses are the largest group, with 337 listed at a median asking price of $220,000.
  • 71 listings offered seller financing and 336 had cut their asking price since listing.

What Businesses Sold For Against What They Reported

Each sale's closing price divided by the gross revenue or the net income its listing reported, over the 24 months from October 2024 through September 2026. Published only with at least 20 sales behind it.

MeasureMedianSales behind it
Sold price ÷ gross revenue0.38×204
Sold price ÷ net income2.25×28

Listing agents enter these figures; brokers often put seller's discretionary earnings in the net income field. A multiple describes the businesses that happened to sell, not the value of any one business.

Every Edition

How the Monthly Business Report Works

Each edition is built from BeachesMLS at the end of the month: every business listed for sale on the MLS in Florida that day, the business sales that closed in the month and in the twelve months to it, and what those businesses sold for against the revenue and net income their listings reported. Once published an edition never changes. The methodology and each edition's notes explain every calculation; the other reports are on BreakThru Realty Research.

  • The MLS is not the whole business-for-sale market. Many businesses are sold through business-for-sale networks, by business brokers who do not use the MLS, or privately, so these counts are the MLS share of the market. Compare them from one edition to the next rather than reading them as the total.
  • Asking prices are what sellers want, not what buyers pay; the closings are the paid side. The asking and the sold figures come from different businesses, so the gap between them is not a discount any one seller took.
  • Revenue and net income are what the listing agents entered, without verification, and most listings report neither. Before relying on any one business's figures, read its tax returns.
