What Businesses Sold For Against What They Reported

Each sale's closing price divided by the gross revenue or the net income its listing reported, over the 24 months from October 2024 through September 2026. Published only with at least 20 sales behind it.

Listing agents enter these figures; brokers often put seller's discretionary earnings in the net income field. A multiple describes the businesses that happened to sell, not the value of any one business.

About This Edition

  • Asking figures cover every active Business Opportunity listing in BeachesMLS on September 30, 2026. Closed figures cover business sales with a closing date that had been recorded in the MLS by September 30, 2026; closings entered later are not added, because an edition is frozen.
  • Listings outside Florida and abroad, space for rent filed as a business, homes typed Residential, and closings under $10,000 (leases and rents recorded as sales) are left out, by the same rules the businesses-for-sale pages use. A listing with no county is placed by its city.
  • Industries follow the categories of the businesses-for-sale pages; a listing whose type names no industry is counted as Other. The Treasure Coast is Martin, St. Lucie and Indian River counties.
  • Every figure is a median, and a median needs at least 5 listings or sales; with fewer, the table shows a dash. Sale-to-asking is the median of each closing price divided by its asking price; a pair under 50% or over 150% is treated as an entry error. A revenue multiple uses sales whose listing reported at least $10,000 of revenue, and is left out if it falls outside 0.02 to 10; a net income multiple uses sales reporting at least $10,000 of net income below twice the price.
  • The MLS is not the whole business-for-sale market. Many businesses are sold through business-for-sale networks, by business brokers who do not use the MLS, or privately, so these counts are the MLS share of the market. Compare them from one edition to the next rather than reading them as the total.
  • Asking prices are what sellers want, not what buyers pay; the closings are the paid side. The asking and the sold figures come from different businesses, so the gap between them is not a discount any one seller took.
  • Revenue and net income are what the listing agents entered, without verification, and most listings report neither. Before relying on any one business's figures, read its tax returns.

BreakThru Realty Research, the market research of BreakThru Realty, a Florida real estate brokerage with a business brokerage division. The method and the written guidance are reviewed by Tyson E. Sam, Founder and Broker of Record. The figures are computed from BeachesMLS and never edited by hand.
