Restaurants for Sale in Florida: Questions

How many restaurants and food businesses are for sale in Florida?
154 restaurants and food businesses were listed for sale in Florida as of November 7, 2026, with a median asking price of $450,000. 17 came on the market in the last 30 days, 51 have had a price reduction and 21 offer seller financing. The figures come from the MLS and update through the day.
What should I check before buying a restaurant?
The lease first: the rent, the years left, the renewal options and whether the landlord will consent to an assignment. Then the equipment list and who owns the hood system, the walk-in and the grease trap, the health and fire inspection history, whether a liquor licence is included and which type, and the sales, verified against merchant processing statements and sales-tax filings rather than the listing.
Does the liquor licence come with the restaurant?
Only if the listing says so. A beer and wine licence (2COP) belongs to the business and costs relatively little to obtain. A full liquor quota licence (4COP) is limited by county population, is bought and sold on its own, and can be a large share of the price. Confirm the licence type and whether it is owned or leased before you make an offer.
Is the gross income on a restaurant listing what the owner earns?
No. Gross income is total sales. What an owner keeps is what is left after food and drink costs, payroll, rent and the other expenses, plus anything personal the owner runs through the business. Ask for the profit and loss statement and the tax returns and compare them with the sales the listing reports.
