How to Buy a Landscaping, Pool Service or Pest Control Company in Florida
Landscaping, pool service and pest control companies are route businesses: recurring accounts serviced on a schedule. You are buying the accounts, their density on the map, the crews who service them and the licences that let the company apply chemicals. Verify each before you price the route.

Accounts and Route Density
Ask for the account list with the monthly price, start date and location of each account. Accounts close together cost less to service, so plot them; a dense route is worth more than the same revenue spread across a county. Check the cancellation rate over two years and how many accounts are on autopay.
Licences and Chemicals
Pest control companies in Florida are licensed by the Department of Agriculture and Consumer Services and must have a certified operator in charge, so the transfer of that role is central to the deal. Landscapers who apply pesticides or fertilizer need the applicator licences and local certifications that work requires. Pool contractors who repair or install equipment may need a state contractor licence, while pure cleaning routes generally do not; confirm with the regulating agency.
Commercial and Residential Accounts
HOAs, property managers and commercial sites bring larger contracts that may be bid again each year; homeowners bring many small accounts. Read the commercial contracts for term, cancellation and assignment, and list revenue by customer to see concentration.
Crews, Equipment and Vehicles
List crew leaders and technicians with tenure and pay, and the trucks, trailers, mowers, sprayers and pool equipment with age, ownership and loans. Old equipment raises next year's costs. Confirm workers' compensation coverage and how workers are classified.
Financials and Valuation
Routes are commonly priced against monthly recurring revenue or against earnings; ask for three years of tax returns, revenue by account type and the cost of servicing each route. Value depends on verified retention, density and the margin after labor and chemicals.
Financing and the Offer
SBA 7(a) financing is open only to buyers whose owners are all U.S. citizens or U.S. nationals living in the United States (since March 1, 2026), with an equity injection of at least ten percent of the project cost; other buyers use cash, seller financing or a conventional loan. Consult a lender about your eligibility. Route sellers often accept a holdback or a note tied to account retention for the first months, which protects the buyer if accounts cancel after the change of ownership.

Questions Buyers Ask
- Do I need a licence to buy a pest control company in Florida?
- The company needs a Department of Agriculture and Consumer Services licence and a certified operator in charge. If the seller holds that role, plan the replacement before closing and confirm the process with the department.
- How is a pool route valued?
- Usually against its recurring monthly revenue or its earnings, adjusted for density, account retention, the price per pool and the cost of chemicals and labor. Verify the account list against billing records.
- What protects me if accounts cancel after I buy?
- A holdback or seller note tied to retention over an agreed period, plus a transition in which the seller introduces the buyer to the largest accounts.
