How to Buy a Convenience Store, Liquor Store or Gas Station Business in Florida
A store's value sits in its verified sales and in what it is licensed to sell. Before you price one, confirm the beverage licence and its transfer, the lottery and tobacco arrangements, and, for a gas station, the fuel supply agreement and the condition and records of the tanks.

Verify the Sales
Compare reported sales with the point of sale reports, merchant statements, supplier purchases, sales tax returns and bank deposits. Separate inside sales, fuel, lottery commissions and other services, because each carries a different margin.
Beverage Licences
A beer and wine package licence and a liquor package store licence are issued by the Division of Alcoholic Beverages and Tobacco; full liquor quota licences are limited by county population and are valuable in their own right. Confirm the licence type, whether it is included in the price, and the transfer process before closing.
Lottery and Tobacco
A Florida Lottery retailer contract is with the retailer and a new owner applies for its own. Tobacco sales need a permit from the Division of Alcoholic Beverages and Tobacco. Plan both so sales do not stop at closing.
Fuel: Supply Agreements and Tanks
A gas station business may sell branded fuel under a supply agreement with a distributor, with volume commitments and image requirements; read it before you rely on fuel margins. Storage tanks are registered with the Florida Department of Environmental Protection and must meet its compliance rules. Ask for tank registration, testing and inspection records, and order a Phase I environmental site assessment, and a Phase II if it recommends one, when the land is involved.
Inventory, Lease and Real Estate
Inventory is counted at closing and paid on top of the price. Read the lease for its term, rent and assignment, or, when the real estate is included, have the property appraised separately and confirm zoning for fuel and alcohol sales.
Financing and the Offer
SBA 7(a) financing is open only to buyers whose owners are all U.S. citizens or U.S. nationals living in the United States (since March 1, 2026), with an equity injection of at least ten percent of the project cost; other buyers use cash, seller financing or a conventional loan. Consult a lender about your eligibility. Gas stations are special purpose properties, so real estate lenders ask for a larger injection. Make the offer contingent on the licence transfers and the environmental review.

Thinking About Selling Your Store?
Convenience, liquor and gas station buyers look at verified sales, the licences, the lottery and fuel contracts, the lease or the land and the environmental records. A broker can review your store confidentially against the requirements of buyers working with BreakThru Realty.
Over 300 business buyers are already working with BreakThru Realty, seeking acquisitions across Florida. Before you list, a broker reviews what you own, the market around it and whether an existing buyer's requirements match. Questions Buyers Ask
- Does the liquor licence transfer when I buy a liquor store?
- It can, through the Division of Alcoholic Beverages and Tobacco, if the sale includes it. Confirm the licence type, any pending violations and the transfer process before closing.
- What environmental checks does a gas station purchase need?
- The storage tank registration and compliance records kept under Department of Environmental Protection rules, and a Phase I environmental site assessment of the site, with a Phase II if the Phase I recommends it.
- Does the lottery machine come with the store?
- The Florida Lottery contracts with each retailer, so a new owner applies for its own retailer contract. Plan it so lottery sales continue after closing.
