How to Buy a Childcare Center in Florida
A childcare licence belongs to the operator, not the building, so a new owner applies for its own before the doors can stay open. Plan that first. Then verify enrolment, the staff who meet the ratios, and the building that holds the licensed capacity.

The Licence
Childcare facilities are licensed by the Department of Children and Families or, in some counties, by a local licensing agency. A licence is issued to the operator, so a change of ownership requires the buyer to apply, with background screening for the owner and staff, before taking over. Ask the licensing agency for the steps and timeline, and read the facility's inspection history.
Capacity and Enrolment
Licensed capacity sets the ceiling; enrolment and the waitlist show demand. Ask for enrolment by age group by month, tuition rates, and how many children come through VPK or School Readiness funding. Infant rooms need more staff per child, which changes the margin.
VPK and School Readiness
Voluntary Prekindergarten and School Readiness payments come through provider agreements with the local early learning coalition. They do not move automatically to a new owner; confirm how the agreements are reissued and plan for the cash flow in between.
Staff, Ratios and Screening
Staff to child ratios are set by rule, so the staff are what make the capacity usable. Ask for staff tenure, credentials, background screening records and pay. The director's staying is often the most important retention item.
The Building
The building must meet licensing, fire and health requirements for the capacity it holds; playground and kitchen standards matter too. Read the lease term and assignment, or appraise the real estate separately if it is included.
Financing and the Offer
SBA 7(a) financing is open only to buyers whose owners are all U.S. citizens or U.S. nationals living in the United States (since March 1, 2026), with an equity injection of at least ten percent of the project cost; other buyers use cash, seller financing or a conventional loan. Consult a lender about your eligibility. Make the offer contingent on the new licence and on the funding agreements, with a transition period for families and staff.

A licensed BreakThru Realty business broker can read the lease, the financials and the listing with you before you make an offer. Call or text (786) 914-1017, or start your acquisition plan: a broker reviews your budget, industry and timing and replies with the businesses that fit.
Your Buyer May Already Be Working With BreakThru Realty
Buyers come to BreakThru Realty looking for established businesses, and many have shared their industry, location, budget and financing with us. If you own a business and are weighing a sale, a broker can review it confidentially against those requirements, and if no buyer on file fits, explain how we would reach other qualified buyers without naming your business.
Over 300 business buyers are already working with BreakThru Realty, seeking acquisitions across Florida. Before you list, a broker reviews what you own, the market around it and whether an existing buyer's requirements match. If none does, you see how we would position it to reach other qualified buyers.

Questions Buyers Ask
- Does a daycare licence transfer to a new owner in Florida?
- No. The licence is issued to the operator, so the buyer applies for a new one, with background screening, before taking over. Confirm the steps with the Department of Children and Families or the local licensing agency.
- What records should I review before buying a childcare center?
- Licensing inspections, enrolment and tuition by month, VPK and School Readiness agreements and payments, staff credentials and screening, the lease and the tax returns.
- How does VPK affect a childcare center's value?
- VPK and School Readiness bring funded enrolment through provider agreements with the local coalition. Verify the payments and how the agreements are reissued to a new owner.
