How to Buy a Laundromat in Florida
A laundromat is mostly machines, a lease and a neighborhood. Its sales are hard to verify from the register alone, so buyers check them against the water bills, and its value depends on how much life the machines have left and how long the lease runs.

Verify Volume With the Utilities
Coin and card sales are difficult to audit, but water and gas use track how many loads the store runs. Ask for at least two years of water, sewer, gas and electric bills and compare them with reported revenue month by month. Card and app payment systems give better records than coins; ask for their reports.
Machines: Count, Mix and Age
List every washer and dryer with size, brand, age and whether it is owned, financed or leased. Large capacity washers earn more per turn. Machines near the end of their life mean a replacement cost soon after you buy, so price that in.
Wash and Fold, Delivery and Commercial Accounts
Drop off service, pickup and delivery and accounts with gyms, salons or short term rental hosts can add revenue and staffing. Ask for revenue by line of business and the contracts behind any commercial accounts.
The Lease
Plumbing, venting and gas lines make a laundromat expensive to move, so the lease term with options, the rent and the landlord's consent to assign are central to value. A lender usually wants the lease to cover the loan term.
Staffing and Hours
Some stores are attended all day, some only part of it. Ask who opens, cleans and services machines and what the owner does. Security, cameras and repair contracts belong in the review.
Financing and the Offer
SBA 7(a) financing is open only to buyers whose owners are all U.S. citizens or U.S. nationals living in the United States (since March 1, 2026), with an equity injection of at least ten percent of the project cost; other buyers use cash, seller financing or a conventional loan. Consult a lender about your eligibility. An equipment inspection by a laundry technician before closing is worth its cost; tie the price to its findings.

Questions Buyers Ask
- How do I verify a laundromat's income?
- Compare reported sales with water, sewer and gas bills over at least two years, and with card and app payment reports. Utility use tracks the loads the machines run.
- What is the biggest cost after buying a laundromat?
- Replacing old machines. Know the age and condition of every washer and dryer before you agree a price.
- Does a laundromat need a special licence in Florida?
- No state trade licence; a local business tax receipt and the permits the city or county require for the site. Confirm with the local government.
