Built From Closed Leases, Not Asking Rents

Listing sites quote what owners hope to get. This estimate starts from leases that closed in the last six months near your home, matched on size, bedrooms and the kind of home, and takes the median rent per square foot those leases achieved. Asking rents appear alongside, so you can see how far the market is negotiating.

Annual or Seasonal

South Florida has two rental markets. Annual leases pay every month and keep the home occupied through hurricane season; furnished seasonal leases from January to April can pay more per month but leave the home empty or turning over the rest of the year. The estimate shows the annual figure and counts the seasonal leases nearby so you can weigh both, and a rental agent can price the seasonal option from the same closings.

What a Landlord Nets

Rent is not income. Enter the taxes, insurance, association dues and mortgage, and the page shows the monthly cash flow with a vacancy allowance and, if you want us to manage it, the management fee. How accurate is the rent estimate?
It is as accurate as the closed leases near your home allow. With eight or more comparable leases matched on size the range is usually close to what a rental agent would set; with fewer, the page says so and shows the leases it used. Condition, view, floor, parking, a dock or a renovated kitchen move rent within the range, which is why a licensed rental agent confirms the number before you list.
Why is my estimate different from the asking rents I see online?
Asking rents are what owners hope to get; the estimate is built from what tenants actually paid. The page shows both. When achieved rents run below asking, the market is negotiating and an asking rent set at the estimate leases faster than one set at the hopeful figure.
Should I rent my home furnished or unfurnished?
Furnished homes lease for more per month, mainly to seasonal and corporate tenants, and turn over more often. Unfurnished annual leases pay less per month and stay occupied. Where the closed leases include enough of both, the estimate shows the furnished premium in your area so you can decide with a number rather than a guess.
Can I rent out a condo in South Florida?
Usually, subject to the association. Many condo and homeowner associations set a minimum lease term, limit how many times a year a unit can be leased, run their own tenant application and charge a fee, and some prohibit leasing in an owner's first year or two. We read the documents before your home is marketed so no application is refused for a rule nobody checked.
