What a Franchise Gives You
A name clients may recognize, a referral network across offices, standardized training and systems, and often a large local office. In return the office pays franchise fees to the parent, which are passed to agents one way or another, and marketing follows brand rules set far away.
What an Independent Gives You
Decisions made locally by the person who owns the brokerage, flexibility on commission arrangements and marketing, and usually direct access to the broker. An independent stands or falls on what it builds: its website, its tools, its training. Some independents build a great deal and some offer little more than a place to hang a license, so look closely.
Does the Brand Win Listings?
Less than agents expect. Sellers choose a person with a pricing argument and a marketing plan. Buyers start on search engines and portals, where the listing matters, not the logo. Brand helps most with relocation referrals and with new agents who do not yet have a track record to show.
Follow the Fees
Compare what you keep on a typical year of your production, not the headline split: franchise or royalty fees, desk or monthly fees, transaction fees, technology fees, errors and omissions insurance, and what you pay separately for a CRM, e-signature, marketing and a transaction coordinator. Put every brokerage you are considering into the same spreadsheet.
Leads and Technology
Ask where leads come from, what you are told about each one, how they are shared and what they cost. Ask to see the tools working rather than a slide about them. A franchise may license good software nationally; an independent may have built something sharper for its own market. Judge the product in front of you.
Which Suits You
A franchise often suits an agent who values a recognized name, a big office and a set system. An independent often suits an agent who wants flexibility, a direct line to the broker and a local lead source.
