BreakThru Realty Commission Plans: 75/25, 90/10 and 50/50 Explained
Keep More of What You Earn. See the Numbers Before You Speak to Anyone.
Most brokerages make you book a meeting to learn the split. You should be able to read it, work the numbers on your own production and decide whether a conversation is worth your time. Here is BreakThru's schedule: every plan, the fee each one carries, and what each leaves you on a real commission.
Three Commission Plans, Published

Your first step: Personal Agent Growth Plan
Start With a Personal Growth Plan
A brokerage should show you more than a split, and it should show you the split too. BreakThru publishes its plans: 75% or 90% of the commission on the business you generate, 50/50 on leads the brokerage provides. Before you decide anything, see how training, technology, lead opportunities and expectations would work for you specifically, new, experienced, commercial or business broker.
What you receive
- Your plan confirmed in writing, Standard or Elite, with the full Schedule A
- The training and the systems you would use from day one, with the agent portal shown rather than described
- How leads and referrals reach agents here, and what is expected in return
- A plan for your first ninety days at BreakThru
- A confidential conversation with the broker, with no notice to your current brokerage
What happens next
- Tell us where you are in your career and what you want next.
- The broker reviews it and prepares your conversation.
- We reply within one business day to schedule it, confidentially.
- You decide. There is no pressure to move.
Confidential. Nothing is said to your current brokerage, and nothing is promised that is not written down.
Which Plan Pays You More?
On a lead you generate, Elite keeps 90% of the commission and Standard keeps 75%, and Elite's transaction fee is $100 higher per side. The two plans pay the same when your side of the commission is about $670. Above that, Elite leaves you more: on a $15,000 commission it leaves $2,150 more after the fee. On a lead the brokerage provides, both plans pay 50%, so an agent whose closings come mostly from company leads pays Elite's higher fee without the higher split. Run your own mix through the cost comparison before you choose.
How the 50/50 Company Lead Split Works
A lead the brokerage generates or refers is split half to you and half to the brokerage on every plan, with your plan's transaction fee per side. Company leads come from the BreakThru website: buyers, sellers, investors and renters who asked for something specific on a city, neighborhood, building or seller page, and business and commercial buyers from the marketplaces. The broker reviews each inquiry and assigns it to an agent who works that area. Company leads are additional business from the brokerage's marketing, not a replacement for your own, and no number of them is promised.
Where Broker Supervised Fits
A newly licensed associate who needs guidance starts on Broker Supervised when the broker decides that is right: 50% of every commission, whoever generated the lead, with a $199 transaction fee per side, while the broker reviews each contract and works the first deals alongside you. It is a starting point built around learning, not a permanent plan. How an associate moves to Standard or Elite is part of the conversation with the broker.
Leases
Residential and commercial leases have their own line, the same on every plan: 85% to you on a lease you generate, 50% on one the brokerage provides, and a $99 transaction fee per side. A $3,000 leasing commission on your own tenant pays you $2,550, or $2,451 after the fee.
The Same Plans at Every Price and in Every Division
The schedule does not change for a luxury sale, a commercial building or a business. The transaction fee line names residential, commercial and businesses together, and the splits are the same whether your side of the commission is $9,000 or $90,000. An agent who adds commercial or business brokerage to a residential practice stays on the plan they chose.
What Is Not on This Page
The published figures are the splits, the transaction fees, the lease schedule and the optional technology package. The rest of Schedule A and the independent contractor agreement are reviewed with you directly, page by page, and given to you in writing before you decide anything. Bring every other question about the agreement to that conversation.

Questions you may be asking
- Will my current broker find out?
- No. The conversation is confidential, and we do not contact anyone at your brokerage.
- I am brand new.
- The new agent program is written for that: training, a mentor, the systems and the first transactions, with the expectations set out before you join.
- What is the split?
- 75% to you on the Standard plan or 90% on the Elite plan for leads you generate, and 50/50 on leads the brokerage provides. The transaction fee per side and the lease schedule are in the plans table on every recruiting page, and the full Schedule A is reviewed with you directly before you decide.

Questions Agents Ask
- What are BreakThru Realty's commission splits?
- They are published. On a lead the brokerage generates or refers, the commission is split 50% to you and 50% to the brokerage on every plan. On a lead you generate, you keep 75% on the Standard plan or 90% on the Elite plan. A newly licensed associate the broker places on Broker Supervised keeps 50% of every commission while the broker works each deal alongside them. The transaction fee is $199 per side on Standard and Broker Supervised and $299 per side on Elite. Leases pay 85% on a lease you generate and 50% on one the brokerage provides, with a $99 fee per side. The optional technology package is $25 a month. The full Schedule A is reviewed with you directly and given in writing before you decide.
- What qualifies an agent for the 90/10 plan?
- Choosing it. Elite is not an experience or production tier: any licensed associate can elect it in Schedule A, and the difference is the transaction fee, $299 per side instead of $199. A newly licensed associate the broker places on Broker Supervised starts at 50% and moves to Standard or Elite later.
- Are there monthly or desk fees?
- The published schedule has one transaction fee per side and one optional monthly charge, the $25 technology package, which you can elect or decline and cancel at any time. There is no cost to apply. Anything else in the agreement is reviewed with you directly before you sign.
- Does the split change on a luxury or commercial sale?
- No. The same three plans cover residential, luxury, commercial and business sales at every price. Leases have their own line, the same on every plan: 85% on your own lease, 50% on a brokerage lease, $99 per side.
- Can the schedule change after I join?
- Schedule A can change on written notice to the associate. A change never applies to a property already listed or a transaction already under contract, so the terms you took a listing on are the terms it closes on.
