BreakThru Realty is adding agents to its commercial side. You work investor and owner inquiries from the brokerage's commercial real estate marketplace, multifamily, hotel and land searches, and introductions from residential agents whose clients also buy investment property.

The work covers multifamily, retail, office, industrial, hospitality and land across Broward, Miami-Dade, Palm Beach, Martin and St. Lucie counties. Established commercial agents and residential agents moving into commercial are both considered; training and broker oversight are provided on first transactions.

Responsibilities

  • Respond to commercial and investment inquiries routed to you
  • Analyze income property: rent rolls, operating statements, capitalization rates
  • Prepare letters of intent, negotiate contracts and leases, manage due diligence periods
  • List and market commercial property on the brokerage's commercial marketplace
  • Work with the business brokerage side on sales that include real estate

Qualifications

  • An active Florida real estate license
  • Commercial experience, or residential experience and the wish to learn commercial
  • Comfort with financial analysis and spreadsheets

Compensation and Arrangement

Real estate agents at BreakThru Realty are independent contractors paid by commission, not salary or hourly wage. The commission structure and any fees are given to you in writing before you join, and are discussed in the confidential conversation. There is no cost to apply.
