Compare What Your Real Estate Brokerage Really Costs You

Count Every Fee, Not Just the Split, Then Put Any Brokerage Beside It.

Why can an agent on a higher split keep less than an agent on a lower one? Because the split is one line of the bill. Caps, royalties, transaction fees, monthly charges and the software you pay for yourself decide what you actually take home, and most agents have never added them up.

  • Standard: $11,250 to you on a lead you generated, $11,051 after the $199 transaction fee; $7,500 to you on a lead the brokerage provided, $7,301 after the fee.

Your first step: Personal Agent Growth Plan

Start With a Personal Growth Plan

A brokerage should show you more than a split, and it should show you the split too. BreakThru publishes its plans: 75% or 90% of the commission on the business you generate, 50/50 on leads the brokerage provides. Before you decide anything, see how training, technology, lead opportunities and expectations would work for you specifically, new, experienced, commercial or business broker.

What you receive

  • Your plan confirmed in writing, Standard or Elite, with the full Schedule A
  • The training and the systems you would use from day one, with the agent portal shown rather than described
  • How leads and referrals reach agents here, and what is expected in return
  • A plan for your first ninety days at BreakThru
  • A confidential conversation with the broker, with no notice to your current brokerage

What happens next

  1. Tell us where you are in your career and what you want next.
  2. The broker reviews it and prepares your conversation.
  3. We reply within one business day to schedule it, confidentially.
  4. You decide. There is no pressure to move.

Confidential. Nothing is said to your current brokerage, and nothing is promised that is not written down.

What a Split Leaves Out

The commission split says how the commission is divided. It does not say whether the brokerage's share stops at a cap, whether a franchise royalty comes off the top, what each closing costs in transaction and compliance fees, what you pay every month for a desk or technology, or what you spend on your own CRM, electronic signatures, marketing and a transaction coordinator. All of it comes out of the same commission.

How to Use the Comparison

Enter your last twelve months: the volume you closed, the number of closings, your average commission on your side, how much of it came from leads your brokerage provided, and every charge from your current agreement. The calculator totals what you paid and what you kept. Nothing you type leaves your browser unless you choose to send the comparison with a request for a confidential conversation.

BreakThru's Column Is Already Filled In

BreakThru publishes its plans, so the second column starts with Schedule A: choose Standard or Elite, say whether you want the $25 a month technology package, and the split on your own business, the 50% share on brokerage leads and the transaction fee per side fill themselves in. Add any outside tools you would still buy. Then read the two totals on the same year of production, line by line.

What the Calculator Does Not Do

It does not predict income. It uses the production you already had, so it shows what the same year would have cost under different terms. Next year depends on the market, your clients and your work, and no brokerage can promise a result. Use it to compare costs on equal terms, then judge what each brokerage adds to your business.

What the Portal Includes

Every BreakThru agent works in one portal: a CRM for leads, clients, listings and transactions; a lead queue with a response clock; the AI Assistant; Marketing Studio, Flyer Studio and Video Studio; a social publishing hub; a forms library with electronic signature; an open house tool; and the BreakThru Academy. Count which of your current subscriptions those would replace when you fill in the second column.

Questions you may be asking

Will my current broker find out?
No. The conversation is confidential, and we do not contact anyone at your brokerage.
I am brand new.
The new agent program is written for that: training, a mentor, the systems and the first transactions, with the expectations set out before you join.
What is the split?
75% to you on the Standard plan or 90% on the Elite plan for leads you generate, and 50/50 on leads the brokerage provides. The transaction fee per side and the lease schedule are in the plans table on every recruiting page, and the full Schedule A is reviewed with you directly before you decide.

Questions Agents Ask

How do commission splits work in Florida?
The commission on a sale is paid to the brokerage, not to the agent, and the brokerage pays the agent a share under the independent contractor agreement. Florida law does not set that share. Each brokerage sets its own, often with a cap on what it keeps in a year, and adds its own fees. That is why two offers with the same split can leave you with very different amounts.
What is a commission cap?
A cap is the most the brokerage keeps from your commissions in a year. Once your payments to the brokerage reach it, you keep the full commission for the rest of that year, often minus a smaller per transaction fee. A cap helps a high producer most; an agent who never reaches it pays the full split all year.
Which costs do agents forget to count?
Franchise or royalty fees taken from the gross commission, per transaction and compliance fees, errors and omissions insurance, monthly technology or desk fees, and the tools bought separately: a CRM, electronic signatures, design and video software and a transaction coordinator. Association and MLS dues are the same wherever you place your license, so leave them out of the comparison.
Does BreakThru publish its commission split?
Yes. Standard pays 75% and Elite pays 90% of the commission on a lead you generate, every plan pays 50% on a lead the brokerage provides, and the transaction fee is $199 or $299 per side. The commission plans page has the full schedule, leases included, and the calculator above already carries it.
