BreakThru Realty is adding licensed real estate agents in Miami-Dade County. You work buyers, sellers, investors and renters in the parts of the county you know, with inquiries from the BreakThru website routed to you by area, and the brokerage's agent portal, marketing studios, training and broker behind you.

Miami-Dade is the most international market in Florida. Condominiums in Brickell, Miami Beach, Sunny Isles Beach and Aventura draw buyers from Latin America, Europe and the Northeast, while Coral Gables, Pinecrest, Coconut Grove and Key Biscayne are single family markets with their own rules. Agents who speak Spanish or Portuguese, understand foreign buyer financing and know what FIRPTA means for a foreign seller have an edge that training alone does not give.

Responsibilities

  • Respond to buyer, seller, investor and rental inquiries routed to you, within the brokerage's response target
  • Run buyer consultations, show property, write and negotiate offers
  • Price, list and market homes using the brokerage's marketing studios
  • Keep every lead, client and transaction current in the CRM
  • Follow Florida license law, fair housing law and brokerage policy

Qualifications

  • An active Florida real estate sales associate or broker associate license, or a passed state exam ready to activate
  • Knowledge of the area you want to work
  • Reliable transport, a smartphone and the habit of answering it
  • New and experienced agents are both considered

Compensation and Arrangement

Real estate agents at BreakThru Realty are independent contractors paid by commission, not salary or hourly wage. The plans are published: On a lead the brokerage generates or refers, the commission is split 50% to you and 50% to the brokerage on every plan. On a lead you generate, you keep 75% on the Standard plan or 90% on the Elite plan. A newly licensed associate the broker places on Broker Supervised keeps 50% of every commission while the broker works each deal alongside them. The transaction fee is $199 per side on Standard and Broker Supervised and $299 per side on Elite. Leases pay 85% on a lease you generate and 50% on one the brokerage provides, with a $99 fee per side. The optional technology package is $25 a month. The full Schedule A and the remaining terms are reviewed with you directly and given in writing before you decide. The schedule can change on written notice, and a change never applies to a property already listed or a transaction already under contract. There is no cost to apply.
