Living in Cooper City

Cooper City, founded by Morris Cooper and incorporated in 1959, covers a few square miles of southwest Broward County, with Davie to the north and east, Pembroke Pines to the south and Southwest Ranches to the west. Stirling Road and Sheridan Street cross it east to west, and Interstate 75 and Florida's Turnpike are each a short drive, which puts Fort Lauderdale, its airport and the offices of Weston and Miramar within a commute. The housing is mostly single family houses and townhomes, many of them on lakes. Brian Piccolo Sports Park, a Broward County park on Sheridan Street, has a velodrome, a skate park and cricket and sports fields, and the city keeps its own parks and recreation programs. Cooper City High and Pioneer Middle are within the city, and Broward County Public Schools assigns each address.

Lakes, Gates and Streets Without an Association

Cooper City divides into two kinds of neighborhood. The older streets, Cooper Colony Estates, Summertime Isles, Cooper Estates, Timberlake, Guardian Estates, Country Address and Flamingo Gardens among them, date from the late sixties to the eighties and carry no homeowners association, so owners keep a boat or an RV, add a room or a pool and renovate within the city code alone. The planned communities came later: Rock Creek and Embassy Lakes from the late seventies to the early nineties, Country Glen around the turn of the century, and Monterra, Mill Creek and Kingfisher Reserve since, most of them gated and laid out around lakes. The lakes here are freshwater with no route to the ocean, so a lake lot is bought for the view and the space behind the house. In an association we pull the budget and the rules; on a street without one we read the permit history, because no one else has checked the work.

Townhomes Inside the Planned Communities

Townhomes are the smaller way into Cooper City, and they sit inside the planned communities rather than in separate complexes: Embassy Courts in Embassy Lakes, the Stonebridge villas and Crown Colony townhomes on the lake in Rock Creek, and the Cascada townhomes in Monterra. Each comes with its own association, which may cover the roof, the exterior paint and the grounds, so the fee is part of the price comparison. Condominiums are rare in the city, and a unit filed as a condominium can carry different insurance and approval rules from a fee simple townhome next door. Ask whether the association approves buyers and tenants, how long approval takes and whether any assessment is planned before you offer on a Cooper City townhome.

Bairros

The gated and planned communities each have a page: Embassy Lakes with its guard gate and lakes, Rock Creek with its wooded sections, Monterra and its Estada and Cascada sections, Country Glen, Mill Creek and the new Kingfisher Reserve. The older streets without an association have pages too: Cooper Colony Estates and Summertime Isles from around 1970, Cooper Estates in the center of the city, Timberlake and Guardian Estates from the seventies, Country Address, Countryside West, Pine Lake and Flamingo Gardens from the eighties, and Coopers Grove, Flamingo Ranches and Stirling Palm Estates from the nineties onward. Every page carries live listings and recent sales, and the lifestyle pages below cut the whole city by lake, pool, gate and price.

Selling a Home in Cooper City

A Cooper City sale usually turns on three things buyers check first: the school assignment, the lot and the association. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Before you list, a broker checks your home against what the buyers already working with us have asked for, from the neighborhood and the lake view to the bedroom count, the pool and the price range, and contacts the buyers it suits; your house may be the one a buyer is waiting to find. When no buyer on file fits, the home goes to the rest of the market through the MLS, where cooperating agents find it, at a price set from closed sales that match: an Embassy Lakes house against sales inside the same gate, a Timberlake lake house against other lake lots with no association, a Monterra model against the same model. The plan is then built around what you want from the sale, whether that is a closing date, a number or the purchase of your next home. See If We Already Have Your Buyer and Request Your Property Valuation; a full comparative market analysis comes before you list, and a cash offer is there for an owner who needs a quick, as is sale.

Investing in Cooper City

Investors in Cooper City buy single family houses and townhomes to lease by the year, because families who want the city's school assignments rent while they wait to buy, and a three or four bedroom house in a neighborhood without an association leases on the owner's terms. In the planned communities the association decides first: many approve every tenant, some set a minimum lease and a few limit leasing in the first year of ownership. Small income buildings are rare and come up only now and then among the older houses. Read the tax bill as well as the budget, price the insurance early and check the flood zone on lake lots. Get Your Investment Property Analysis and we model the rent from current Cooper City leases and the resale from the closed sales that match the property.

Cooper City Real Estate FAQ

Where is Cooper City, Florida?
Cooper City is in southwest Broward County, with Davie to the north and east, Pembroke Pines to the south and Southwest Ranches to the west. Stirling Road and Sheridan Street run through it, Interstate 75 and Florida's Turnpike are each a short drive, and Fort Lauderdale and its airport are within a commute to the east.
How much does a home in Cooper City cost?
It ranges from townhomes in Rock Creek and Embassy Courts and single story houses in Summertime Isles and Cooper Colony Estates at the lower end, through lakefront houses in Timberlake, Flamingo Gardens and Embassy Lakes, to the newer gated houses of Monterra, Mill Creek and Kingfisher Reserve at the top. The market table on this page shows the current median list and sold prices from the MLS, refreshed daily.
Is a Cooper City mailing address the same as living in Cooper City?
Not always. The city shares its ZIP codes with Davie, Pembroke Pines, Hollywood and Southwest Ranches, so a ZIP code search returns homes outside the city, and a few homes inside the city carry another town's mailing name. Taxes, permits, schools and city services follow the municipality on the tax record, so we confirm it for every home before we compare prices.
Which schools serve Cooper City homes?
Broward County Public Schools assigns schools by address, and boundaries change, so confirm the assignment for the exact home with the district before you rely on it. Cooper City High and Pioneer Middle are within the city, and recent listings name Cooper City Elementary among the elementary assignments. We can pull the assigned schools for any listing you are considering.
Do Cooper City homes have homeowners associations?
Many do and many do not. The older neighborhoods, such as Cooper Colony Estates, Summertime Isles, Timberlake and Flamingo Gardens, carry no association, while Embassy Lakes, Rock Creek, Monterra and the newer gated enclaves each have one, and some have both a master and a section association. Ask what each fee covers, whether an assessment is planned and what the rules say about leasing, vehicles and exterior changes.
What is my Cooper City home worth?
It is worth what buyers have just paid for Cooper City homes like it, which is where our free valuation begins. For Embassy Lakes, Rock Creek or Monterra we use sales in the same phase or section on the same kind of lot; for an older house on a street without an association we match the decade, the condition and the permits. The roof, the impact windows, the pool and any converted garage then move the figure up or down. A full comparative market analysis follows when you are ready to list, and a cash offer is available when a quick sale matters most.
Do you already have buyers looking for homes in Cooper City?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
