W Pompano Beach for Snowbirds: Weeks on the Beach, or the Whole Winter
Tired of booking the same beach hotel every winter and wondering whether you should own instead? W Pompano Beach gives a seasonal buyer two different answers. A hotel suite fits someone who comes several times a year for up to a month at a time, with the hotel running the suite in between. A private residence fits someone who wants November to April in one stay, under a residential declaration rather than the hotel code. This page helps you pick the right one before you fall for a rendering.

Developer inventory: These are the units listed on the MLS today, hotel suites and private residences alike. A developer usually sells its own inventory directly from the sales gallery without listing each unit, so the developer's price list can hold layouts, floors and whole products this page does not show. Start With the Calendar, Not the Floor Plan
Write down how you would actually use a place here: how many trips a year, how long each one, and whether any stay would run past a month. If every stay is under 30 days and the total is under 180 days a year, a hotel suite is within the rules and the hotel looks after it between visits. If you want the whole winter in one stretch, or more than about half the year in all, a hotel suite is the wrong product under the city condo hotel code, and a private residence is the one to look at. We ask these questions first because the answer decides the price range, the rules and the financing before anything else does.

Why Own Instead of Booking a Hotel
Owning a suite gives you a place that is yours on the dates you reserve, furnished to the hotel's standard, with the hotel renting it when you are not there and the proceeds shared under the program agreement. Against that you carry the regular assessment, the fees for the beach club and the hotel services, taxes and insurance, and the program's charges every month of the year, whether or not you visit. Booking a hotel costs nothing in the months you stay home. Which comes out ahead depends on how often you come, what you pay for rooms today and what the program actually pays after fees, and we run that comparison with you from the developer's estimated budget and program terms rather than from a brochure.

The Residence for the Full Winter
A private residence at W Pompano Beach is a home in its own condominium: two to four bedrooms from about 2,400 square feet and from $3.1 million in June 2025, with residents only amenities and the hotel's services on call. It is the product for a seasonal owner who wants to arrive in November and leave in April, who wants their own furniture and their own closet, and who may want a conventional mortgage. The leasing rules for the months you are away come from the residential declaration, which we obtain and read with you.

What You Pay in the Months You Are Away
For either product: property tax without a homestead exemption, because a second home does not qualify for it; insurance on your contents and, for a residence, your share of the building's cover through the assessment; the regular assessment itself; and the hotel service fees the developer says come on top of it. For a suite, the rental program's charges as well. A seasonal owner in a hotel building has one advantage over a house: the building is staffed every day, so storm preparation and a leak upstairs are noticed. We put the carrying cost of each unit you consider on one page before you reserve.

Buying From Another State
Most seasonal buyers here live in the Northeast, the Midwest or Canada and buy from a distance. The registration, the price list, the contract and the deposits can all be handled from home, and the offering documents can be read with us by video call. Our relocation pages for buyers from New Jersey, Connecticut, Massachusetts, Pennsylvania, Illinois, Michigan and Ohio, and our snowbird guide, cover the questions the state of origin raises: property tax without homestead, day counts for Canadians, and whether to rent a season first. The developer's offering is not directed at residents of New York, and we do not market the project to New York residents.

Rent a Season First, Then Decide
If you have never spent a winter in Pompano Beach, spend one before you reserve. A furnished seasonal rental on the beach for a few months tells you what no tour can: whether this stretch of coast is the one, how the airport run feels, and whether a hotel full of guests is the atmosphere you want for a home. Construction at the W had not started as of October 2026, so a season of renting costs you nothing in timing. Ask us for a furnished rental this winter and for a private consultation on the W when you are here.

Questions Seasonal Buyers Ask
- Can a snowbird spend the whole winter in a W Pompano Beach hotel suite?
- No. The city condo hotel code caps an owner at 30 consecutive days and 180 days in any 12 months. A buyer who wants November to April in one stay needs a private residence, which is governed by the residential declaration instead.
- Which is better for a seasonal owner at W Pompano Beach, a hotel suite or a private residence?
- It depends on your calendar. Several visits a year of up to a month each, with the hotel running the suite in between: a hotel suite. The whole winter in one stay, your own furniture and a conventional mortgage: a private residence. We ask about your calendar first and show you only the product that fits.
- What does a W Pompano Beach unit cost while I am away?
- The regular assessment, the fees for the beach club and hotel services the developer says come on top of it, property tax without a homestead exemption, insurance, and for a suite the rental program's charges. The developer's estimated budget in the offering documents gives the figures, and we put them on one page for each unit you consider.
- Can I buy at W Pompano Beach without flying down?
- Yes. The registration, the price list, the contract and the deposits can be handled from home, and we read the offering documents with you by video call. Most buyers still visit the sales gallery before they reserve, and we arrange and attend the visit.
- Does a second home at W Pompano Beach get the Florida homestead exemption?
- No. The exemption applies only to a permanent residence. A seasonal owner pays tax on the full assessed value; a CPA or tax adviser can tell you what changing your domicile to Florida would mean for you.
