First Responder Homebuyer Programs in Florida
Programs for the people who answer the call, and homes that fit the job
BreakThru Realty helps Florida homebuyers find the homeownership programs worth asking about, understand how each one shapes the home search, connect with participating lenders, and find homes that fit. For first responders, that means Florida Hometown Heroes and a search that takes the job seriously: the shift schedule, the take-home vehicle, the privacy of your address and the protections Florida gives responders injured in the line of duty.

Two Groups, One Program
Florida Hometown Heroes counts first responders in two groups. First responders are full-time employees of a Florida-based fire department, ambulance service or hospital: firefighters, paramedics and EMTs. Public safety workers are full-time employees of a Florida-based law enforcement department, juvenile detention facility, correctional facility or emergency operations center, which covers sworn officers at every level of government, corrections and probation officers, juvenile detention and probation officers, and 911 dispatchers. The pages for firefighters and for law enforcement go deeper into each.
Shift Work and the Commute
A responder working 24 on and 48 off drives to work far less often than someone with a daily commute, so a longer drive can buy a lot more house. The drive that matters is the one at the hours you actually travel, including home after a long shift, not the rush-hour estimate a portal shows. Every listing on this site has a travel time tool: save your station or post as a destination and it measures the drive from each home you look at.
Take-Home Vehicles and Association Rules
Florida’s homeowners’ association law says association documents may not prohibit an owner from parking a work vehicle that is not a commercial motor vehicle in the owner’s driveway, regardless of any official insignia or markings. That protection is in the homeowners’ association statute; condominiums are governed by a different chapter of Florida law, so in a condo the association’s own parking rules apply. If you bring a vehicle home, read the declaration and the parking rules before you make an offer, and ask about assigned spaces.
Keeping Your Home Address Private
Florida law exempts the home addresses of current and former sworn law enforcement personnel, civilian employees of law enforcement agencies including corrections and probation officers, and certified firefighters from public records, and for firefighters it extends to spouses and children. The county property appraiser and tax collector remove the protected information from their public records when they receive a written, notarized request. File it as soon as you close, and remember that when you sell, a written request is needed to release the information again.
Line-of-Duty Disability and Property Taxes
Florida exempts from property taxes the homestead of a first responder who has a total and permanent disability from an injury sustained in the line of duty. For this exemption, a first responder is a federal, state or local law enforcement officer, a correctional officer, a firefighter, or an EMT or paramedic, whether full time, part time or volunteer. The application goes to the county property appraiser by March 1 with the employer certificate, physician certification and Social Security documentation the statute requires, and a surviving spouse may carry the exemption over.
How BreakThru Realty Works Around the Job
Consult a mortgage lender who participates in Florida Housing’s programs and get pre-approved for Hometown Heroes. Then tell us your rotation and your station or post, and we plan showings around the schedule, measure drive times at the hours you travel, and read association rules for vehicle parking before you commit. From contract to closing we keep the lender and the title company moving on your dates, and after closing we remind you to file the address exemption and the homestead exemption.

Frequently Asked Questions
- Do firefighters and police officers qualify for Florida Hometown Heroes?
- Florida Housing lists firefighters, paramedics and EMTs employed full time by a Florida-based fire department, ambulance service or hospital, and sworn law enforcement officers employed full time by a Florida-based local, county, state or federal law enforcement department. First-time buyer and county income rules also apply.
- Are 911 dispatchers and corrections officers eligible for Hometown Heroes?
- Yes, as Florida Housing lists them. Its public safety group names 911 public safety communicators, correctional officers, correctional probation officers, juvenile detention officers and juvenile probation officers, when employed full time by a Florida-based law enforcement department, correctional or juvenile detention facility, or emergency operations center.
- Can my HOA stop me from parking my take-home vehicle in my driveway?
- In a homeowners’ association community, Florida law says the association documents may not prohibit an owner from parking a work vehicle that is not a commercial motor vehicle in the owner’s driveway, regardless of official insignia. Condominiums fall under a different chapter of Florida law, so check a condo association’s parking rules before you buy.
- Are volunteer firefighters eligible for Hometown Heroes?
- Hometown Heroes requires full-time, current employment with a Florida-based employer, so volunteer service alone does not meet it. Volunteers are, however, included in the definition of first responder for Florida’s property tax exemption for responders totally and permanently disabled in the line of duty.
- Is there a Florida property tax exemption for disabled first responders?
- Yes. Florida exempts from property taxes the homestead of a first responder who is totally and permanently disabled from an injury sustained in the line of duty. You apply to the county property appraiser by March 1 with the employer certificate, physician certification and Social Security documentation the law requires.
