Home Buying for Doctors & Physicians in Florida
Relocation, call schedules and a market that rewards preparation
BreakThru Realty helps Florida homebuyers find the homeownership programs worth asking about, understand how each one shapes the home search, connect with participating lenders, and find homes that fit. For physicians, dentists and pharmacists, the program question is quick, and the real estate questions are the ones that decide the purchase: buying from out of state, choosing between a condo and a house around a call schedule, and getting through association approval on time.

Physicians Are Named in Hometown Heroes
Florida Housing’s healthcare examples include physicians, physician assistants, psychiatrists, anesthesiologists, dentists and pharmacists employed full time by a Florida-based healthcare provider, hospital or healthcare facility. The program also has household income limits set by county, from $153,450 in Indian River County to $204,300 in Miami-Dade for 2026, plus first-time buyer rules, so it tends to fit earlier in a medical career or in households on one physician income. Consult a mortgage lender who participates in Florida Housing’s programs to see whether it applies to you.
Physician Mortgages Are a Lender Product
Many lenders offer loans designed for physicians and dentists, and their terms vary from one lender to the next. They are not a state program, and there is no single definition of one. Consult a mortgage lender who offers them and compare what each would require; then bring the pre-approval to us and we build the search around it.
Relocating to South Florida
Many physicians buy here from somewhere else, often before a start date. We run showings by live video, send condition notes and neighborhood context with every home, and schedule the in-person visits for the days you can fly in. Florida contracts and closings can be completed largely at a distance. Once you own and occupy the home, apply for the homestead exemption with the county property appraiser; the deadline is March 1 for the tax year.
Condo, Townhome or House Around a Call Schedule
A demanding schedule pushes some physicians toward a lock-and-leave condominium with staff and security, and others toward a house where the family has room. In a condominium, Florida now requires milestone structural inspections for buildings three habitable stories or taller starting by the year the building turns 30, or 25 where the local building department requires it near salt water, and reserve funding tied to structural integrity reserve studies. Those rules are why building-by-building diligence matters in South Florida, and why we ask for the association’s budget, reserve study and inspection status before an offer.
Association Approval Takes Time
Many South Florida condominium and some homeowners’ associations require a buyer to apply and be approved before closing, with an application, a fee, background checks and sometimes an interview. It is routine, but it runs on the association’s calendar, and for a buyer relocating on a start date it can be the slowest step. We request the application package as soon as a contract is signed and track it alongside the lender and title work.
How BreakThru Realty Works With Physicians
Consult a mortgage lender who participates in Florida Housing’s programs, or a lender offering physician loans, and get pre-approved. Tell us your hospital, your start date and what the household needs, and we narrow the search, handle showings at a distance, measure the drive to your campus, and keep the lender, title company and association on one timeline to closing.

Frequently Asked Questions
- Can doctors use Florida Hometown Heroes?
- Florida Housing lists physicians, physician assistants, psychiatrists, anesthesiologists, dentists and pharmacists among eligible healthcare workers when employed full time by a Florida-based healthcare employer. The household income limits and first-time buyer rules still apply, so the program tends to fit earlier in a career.
- What is a physician mortgage?
- It is a loan some lenders design for physicians and dentists. It is a lender product rather than a government program, and the terms differ from one lender to the next, so consult a mortgage lender who offers one and compare what each would require.
- When should a relocating doctor file for Florida homestead exemption?
- Once you own the home and live in it as your permanent residence, apply to the county property appraiser. The deadline for the tax year is March 1, and qualifying on January 1 matters, so a closing late in the year is worth planning around.
- Do South Florida condo associations have to approve buyers?
- Many do. Condominium associations and some homeowners’ associations require an application, a fee, background checks and sometimes an interview before closing. It is routine, but it runs on the association’s schedule, so it should start the day the contract is signed.
- Can I buy a home in South Florida before I move?
- Yes. Showings can be done by live video with condition notes, and Florida contracts and closings can largely be completed at a distance. Plan in-person visits for the homes that make the shortlist, and start any association approval immediately after the contract is signed.
