Home Buying for Attorneys & Legal Professionals in Florida
For prosecutors, public defenders, court staff and private practice alike
BreakThru Realty helps Florida homebuyers find the homeownership programs worth asking about, understand how each one shapes the home search, connect with participating lenders, and find homes that fit. For legal professionals, that starts with an accurate answer about Hometown Heroes, which covers court and public-sector legal employment rather than the profession as a whole, and continues with the contract, the closing and the association documents you will want to read closely.

Which Legal Professionals Hometown Heroes Covers
Florida Housing’s court employee group covers full-time employees of a Florida-based county, state or federal court, a court administrator’s office, a State Attorney’s Office or a Public Defender’s Office. Its examples include assistant state attorneys, assistant public defenders, attorneys employed by the Florida Supreme Court, a District Court of Appeal, a circuit court or a county court, court clerks and court reporters. Florida Housing’s list does not include attorneys in private practice or at private firms.
Attorneys in Private Practice
Private-practice attorneys buy with conventional, jumbo and other financing rather than a state program, and the questions that shape the purchase are real estate ones: location against the courthouse and the office, a condo or a house, and the diligence on the building or the association. Consult a mortgage lender who participates in Florida Housing’s programs, or any lender you prefer, for the financing side, and bring the pre-approval to us.
The Florida Contract
Most Florida residential purchases are written on contract forms approved jointly by Florida Realtors and The Florida Bar, in a standard version and an “as is” version that differ mainly in how repairs are handled. Attorneys tend to read them closely, which is an advantage: the deadlines for the deposit, the inspection period, financing and title objections are where purchases are won or lost, and we go through each with you before signing.
Condominium Due Diligence
In a condominium, the building is part of what you buy. Florida now requires milestone structural inspections for condominium buildings three habitable stories or taller, starting by the end of the year the building turns 30, or 25 where the local building department requires it near salt water, and associations that must have a structural integrity reserve study can no longer vote to skip reserve funding for the items it covers. Before an offer, we ask for the budget, the reserve study, the milestone inspection status, recent minutes and any special assessment already voted.
Closings in Florida
A Florida residential closing is usually handled by a title company or a real estate attorney acting as the closing agent, who clears title, collects the association estoppel certificate, prepares the closing statement and records the deed. Many buyers who are attorneys choose to review the title commitment themselves; we make sure it, the estoppel and the closing statement reach you early enough to do that.
How BreakThru Realty Works With Legal Professionals
Tell us where you work, how you want to use the home and how much of the paperwork you want to review yourself. We search inside your pre-approval and, for court and public-sector buyers, inside the Hometown Heroes county limits; request association documents before an offer; and keep the lender, title company and association on one timeline through closing.
