Living in Miami Lakes
Miami Lakes sits in northwest Miami-Dade County, with Hialeah wrapping around its south and west and unincorporated Miami-Dade, including Palm Springs North and the Country Club of Miami, to the north. The Graham family began building it in 1962 on its former dairy land as a planned community, with lakes dug through the neighborhoods, curving streets and a town centre, and the town incorporated in 2000. Main Street is that centre, with shops, restaurants and offices, and the golf course lies close by. Miami Lakes Drive and NW 67th Avenue, which locals call Ludlam Road, carry most of the traffic through town, and the Palmetto Expressway and Interstate 75 meet beside the town, so Miami International Airport is about twenty minutes away, downtown Miami about half an hour and Broward County a short drive north. Most homes are houses, and the townhomes and condominiums sit in a handful of communities.
The Lakes and the Gated Enclaves
The lakes are the reason the town has its name, and they shape its prices. Lake Front is the most common water feature on Miami Lakes listings, and a house on the water in the original sections, in Loch Lomond, Loch Ness or Silvercrest, or in Satori sells apart from a dry lot on the next street. The lakes are freshwater, with no route to the ocean, so the questions are about the lot: where the survey puts the boundary at the water, who maintains the bank, whether the deed or the association allows a small dock or a boat, and the flood zone. Several communities sit behind gates. Royal Oaks, Silvercrest Lake Estates and Graham West are guard gated enclaves of large houses from the 1990s and 2000s; Satori is the gated community built from 2017 to 2021 on the west side; and Regatta Pointe and Villa Vizcaya are gated condominium townhome communities. A gate brings an association fee that pays for it, so we read the budget, the architectural rules and any assessment with you.
Townhomes, Villas and Condominiums
Townhomes are the second housing type in Miami Lakes and the usual way into the town below the price of a house. Golf Course Villas, from 1967 and 1968, holds townhouses and villas on the water near Main Street, several of them fee simple rather than condominium; Loch Lomond East adds villas and townhouses from 1972 and Windmill Gate townhouses from 1978; Regatta Pointe offers single level condominium townhouses with garages from the early 1990s; Villa Vizcaya two story condominium townhomes from 2001; and Satori the newest townhomes, from 2017, behind its gate. Condominium apartments are a short list. Whether a home is fee simple or a condominium changes the association, the insurance and the financing, so we confirm it from the records, then read the fee, the reserves, the roof schedule and the leasing rules before you offer.
Vecindarios
Miami Lakes is laid out in sections, and buyers search it by them. In the southeast, the Original Miami Lakes Sections hold the 1960s houses where the town began, close to Main Street, with Golf Course Villas beside the golf course. In the east, Loch Lomond, Loch Ness and Eagle Nest are sections of houses and townhouses from the 1960s and 1970s, and Windmill Gate is a townhouse community from 1978. In the north, Royal Oaks, Silvercrest Lake Estates and Graham West are the guard gated enclaves of large houses. On the west side, Satori is the gated community built from 2017, West Lakes Gardens and Florida Tropical Estates hold houses from the late 1980s and 1990s without an association, and Regatta Pointe and Villa Vizcaya are gated condominium townhomes. Each neighborhood page carries its live listings and recent sales, and the price, property type and lifestyle pages below cut the whole town the way buyers search it.
Selling a Home in Miami Lakes
Your Miami Lakes buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. Your buyer may already be looking for a home in your section of town. BreakThru Realty works with hundreds of prequalified buyers searching for properties, and before you list, a broker checks your Miami Lakes home against the requirements those buyers have given us, from a gated street or a lakefront lot to a pool, the bedroom count and the budget, and reaches out to the buyers it fits. Your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan reaches the rest of the market through the MLS listing that cooperating agents across Miami-Dade and Broward search, priced from matched closed sales: a lakefront house against lakefront sales, a house in Royal Oaks, Silvercrest or Graham West against sales inside its own gates, a 1960s house in the original sections by condition, and a townhome against resales in its own community. Throughout, the strategy follows your objectives: the price you need, when you want to move and what comes next. Request Your Property Valuation for a first number from matched sales, ask for a full comparative market analysis when you are ready to list, or ask for a cash offer if a fast sale as is matters more than price.
Investing in Miami Lakes
Investors in Miami Lakes usually buy one of three things. The first is a house to lease by the year to a family that wants the town's streets, lakes and location between the expressways, where well kept houses with a yard and a pool lease to families by the year. The second is a townhome in Satori, Villa Vizcaya, Windmill Gate or Golf Course Villas, which costs less to buy and leases to couples and small families, subject to each association's leasing rules, minimum term and tenant approval. The third is a 1960s house in the original sections bought to renovate, where the permits, the roof and the flood elevation decide the budget. Duplexes and apartment buildings are almost absent inside the town. Before you offer, factor in the insurance quote and the property taxes, which reset after a sale. Get Your Investment Property Analysis and we model the rent from current Miami Lakes leases and the resale from matched closed sales.

Miami Lakes Real Estate FAQ
- Where is Miami Lakes, Florida?
- Miami Lakes is a town in northwest Miami-Dade County, north of Hialeah and west of Opa-locka, beside the junction of the Palmetto Expressway and Interstate 75. Hialeah wraps around its south and west, unincorporated Miami-Dade lies to the north, Miami International Airport is about twenty minutes south and downtown Miami about half an hour away, with Broward County a short drive north on the interstate.
- How much does a home in Miami Lakes cost?
- The range runs from older townhouses in Windmill Gate and Golf Course Villas and gated condominium townhomes in Villa Vizcaya and Regatta Pointe, to 1960s houses in the original sections, newer houses in Satori and West Lakes Gardens, and at the top, large houses in the guard gated enclaves and on the lakes. For current figures, use the market table on this page, which the MLS refreshes daily with the median asking and sold prices for houses and condos.
- Is every home that says Miami Lakes inside the Town of Miami Lakes?
- Not always. The listings filed in the MLS under Miami Lakes that we checked all sit inside the town line, but several communities just north of it, such as The Moors, Bonita Golf View, Palm Springs North and the Country Club of Miami, use a Hialeah address in unincorporated Miami-Dade and still describe themselves as Miami Lakes. Taxes, permits and services follow the tax record, so we confirm the municipality before comparing prices.
- Which Miami Lakes neighborhoods are gated?
- Royal Oaks, Silvercrest Lake Estates and Graham West are guard gated enclaves of large houses, Satori is a gated community of townhomes and houses from 2017 to 2021, Regatta Pointe and Villa Vizcaya are gated condominium townhomes, and listings describe a gate at Loch Lomond. The original sections, West Lakes Gardens, Florida Tropical Estates and most of the town are open streets. Ask what the association fee pays for, its architectural rules and its leasing rules before you offer.
- What should I check before buying a lakefront home in Miami Lakes?
- Start with the survey. It shows where the lot ends at the water, any easement for maintaining the lake and whether a seawall or a natural bank sits behind the house. Then ask what the deed and any association allow, such as a small dock, a boat or a fence along the water, who maintains the bank, and the flood zone and elevation for the lot. The lakes are freshwater and do not reach the ocean, so a lakefront lot is priced for the view and the space, not for boating.
- What is my Miami Lakes home worth?
- A free valuation from us starts with closed sales that match your home: the same section or gated enclave, the same frontage on the lake or none, the same age and condition, and for a townhome the resales inside its own community. A pool, impact windows, a newer roof and the association fee all move the number. When you are deciding whether to list, ask for a full comparative market analysis; if speed matters more than price, ask for a cash offer.
- Do you already have buyers looking for homes in Miami Lakes?
- BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
