Living in Dania Beach

Dania Beach is the oldest city in Broward County, incorporated as Dania in 1904, years before the county itself was created; the settlement was first called Modelo. It sits between Fort Lauderdale to the north and Hollywood to the south, with Port Everglades and the international airport on its northern edge. East of the Intracoastal, Dania Beach Ocean Park holds the public beach and the fishing pier, and the state park beside it runs north toward the port, where walkers watch cruise ships come in through the inlet. Downtown is a few blocks of Federal Highway and Dania Beach Boulevard, long known for its antique shops, and Dania Pointe at Interstate 95 and Stirling Road adds shops, restaurants and hotels. West of the interstate the city spreads along Ravenswood Road, Griffin Road and Stirling Road, where many listings carry a Fort Lauderdale mailing address. Downtown Fort Lauderdale, the airport terminals and the cruise port are each within about fifteen minutes. Confirm the school assignment for the exact address with Broward County Public Schools, because it changes from street to street.

The Dania Cutoff Canal, Docks and the Marine Industry

Boating in Dania Beach happens on canals rather than open water. The Dania Cutoff Canal crosses the city from west to east and meets the Intracoastal Waterway at the south end of Port Everglades, and its banks hold boatyards, marinas and yacht service companies that make the marine industry part of the city's working life. Residential canals branch toward it: Avon Isles and Avon Heights, Davis Isles, Canal Groves and the dock communities of Cape Fear and Treasure Cove west of Interstate 95, and Florian Isles and Shelter Islands nearer downtown. From there boats reach the Atlantic through Port Everglades. Some routes pass no fixed bridge and others pass one, and the canals run from under eighty feet wide to more than a hundred, so the bridges, the width and the depth at low tide decide what boat a lot can keep. For every Dania Beach waterfront home we check the route and its clearances, the depth at the dock, the seawall and dock permits, any lift, and the flood zone and elevation. Ravenswood, Playland Isles and Dania Preserve add lake lots without a route to the ocean.

Townhomes, New Construction and Manufactured Homes

Condominiums are a small part of the Dania Beach market; the newer housing here is townhomes and new houses. Gated townhome communities west of Interstate 95, among them Dania Preserve on its lake, Villas at Harbor Isles from 2004, Oaks Place from 2023, Banyan Oakridge, the boater townhomes of Cape Fear and Treasure Cove, and H2O Dania Beach, a small group of new canal townhomes on SW 32nd Avenue, give buyers a newer home with less upkeep, each with its own association fee and rules. On the older plats, builders are replacing fifties houses with new two story homes in Dania Heights, College Tract, North Hollywood and Masri Estates, and the large houses of Forest View Estates sit behind a gate. Condominium choices include Atlantica, a new building near downtown, and Sheridan Beach Club on Sheridan Street. At the other end of the range, Ravenswood holds manufactured and mobile homes on lots their owners hold, which lenders and insurers treat differently from a house. For a new home we ask for the permits, the builder warranty and the certificate of occupancy; for a townhome, the budget, the reserves and the leasing rules.

Vecindarios

Dania Beach reads plat by plat. Around downtown and Federal Highway, Modelo keeps the name of the original town, Dania Heights covers the old streets of cottages, ranch houses and duplexes, North Hollywood holds income buildings and new homes in the south of the city, and College Tract sits near Dania Pointe and Interstate 95. West of the interstate, Seaboard Park and Reed Land hold fifties houses on quiet and wooded streets, Playland Isles its lake lots, Broward Gardens duplexes and triplexes on larger lots, and Ravenswood the manufactured home community by the airport. The canal neighborhoods with docks are Avon Isles, Davis Isles and Florian Isles, and Cape Fear is a townhome community with deeded slips. Dania Preserve and Villas at Harbor Isles are the gated townhome communities, and Forest View Estates is the gated enclave of large new houses. Each neighborhood has its own page with live listings and recent sales.

Selling a Home in Dania Beach

Your next move from Dania Beach starts with knowing who is likely to buy your home. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Before you list, a broker checks your home against the requirements of the buyers already working with us, the area, price, size, water and timing they asked for, and reaches out to the ones it fits; your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan reaches the rest of the market: an MLS listing that puts the home in front of cooperating agents across South Florida, priced from the closed sales that match it. A canal house with ocean access, a fifties house in Dania Heights, a duplex in North Hollywood and a gated townhome are four different markets, so the comparable sales have to match the frontage and bridges, the units and rents, or the community and condition. The strategy is built around your objectives: the price you need, the date you want to move and where you go next. Request Your Property Valuation for a first number from matched sales, ask for a full comparative market analysis when you are ready to list, or See If We Already Have Your Buyer; if speed matters more than price, ask about a cash offer for a fast, as is sale.

Investing in Dania Beach

Duplexes, triplexes and fourplexes make up a large share of what is for sale in Dania Beach, and that shapes how investors use the city. They sit on the older plats around downtown and Federal Highway, in North Hollywood, College Tract, Dania Heights and Modelo, and in Broward Gardens to the west, most from the fifties to the eighties, many with separate meters and tenants in place. Rental demand draws on the location between the airport, Port Everglades, the beach and downtown Fort Lauderdale, and furnished pool houses east of Federal Highway lease by the month to visitors. Redevelopment is the other strategy: lots near Federal Highway carry redevelopment zoning, and large lots west of Interstate 95, including a land assemblage of about ten acres, attract builders. Short stays follow the city's and the state's vacation rental rules, and every older building needs its roof, windows, electrical and permits checked. Dania Beach Real Estate FAQ

Where is Dania Beach, Florida?
Dania Beach is a city in southeast Broward County between Fort Lauderdale to the north and Hollywood to the south. Port Everglades and the international airport border it to the north, the Intracoastal Waterway and a stretch of public beach lie to the east, and the city reaches west past Interstate 95 along Griffin Road, Stirling Road and Ravenswood Road. Downtown Fort Lauderdale is about fifteen minutes north, and Miami is roughly forty minutes south by Interstate 95.
How much does a home in Dania Beach cost?
It depends on the type more than the street. Manufactured homes in Ravenswood and the few condominiums sit at the entry end, fifties houses, townhomes and duplexes in Dania Heights, Modelo, North Hollywood and the gated communities in the middle, and canal homes with ocean access, new houses and the gated homes of Forest View Estates at the upper end. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices; the waterfront, luxury and investment pages break the market into its parts.
Can I keep a boat at a Dania Beach home?
Yes, on the canals. Houses in Avon Isles, Avon Heights, Davis Isles, Canal Groves and Florian Isles have private docks behind seawalls, and townhome communities such as Cape Fear and Treasure Cove offer deeded or community docks. Boats reach the Atlantic along the Dania Cutoff Canal and the Intracoastal through Port Everglades. Some routes pass a fixed bridge, so we confirm the clearance, the canal width, the depth at low tide and the dock permits for every boater we represent.
Are there oceanfront homes or condos in Dania Beach?
Not among the current listings. Almost all of the city's ocean frontage is public parkland, Dania Beach Ocean Park with its pier and the state park to the north, so Dania Beach homes sit on the mainland, a short drive over the Intracoastal from the sand. The streets east of Federal Highway are a few minutes from the beach. Buyers who want a condominium on the beach usually look north in Fort Lauderdale or south in Hollywood, and we can show those alongside Dania Beach.
Why do some Dania Beach listings say Fort Lauderdale?
Because the part of the city west of Interstate 95 shares Fort Lauderdale ZIP codes, 33312 and 33314, so the mailing address reads Fort Lauderdale even when the MLS files the home under Dania Beach; downtown and the east side use 33004. The city on the tax record decides the property taxes, the permits, the code and the services, so we check it for every home before comparing prices, and the search on this page follows the city the MLS records.
What is my Dania Beach home worth?
A free valuation from us starts with the closed sales that truly match: the same canal, bridges and dock for a waterfront house, the same plat and condition for a fifties house in Dania Heights or Modelo, the rents and legal units for a duplex, or the same community for a townhome. When you are deciding whether to list, ask for a full comparative market analysis and the broker's check against the buyers already working with us; if speed matters more than price, ask for a cash offer. Request Your Property Valuation to start.
Do you already have buyers looking for homes in Dania Beach?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
