Southgate is one of the original Margate plats, built around 1959 and 1960 in the south of the city just west of State Road 7, on Southgate Boulevard and SW 2nd Street. The houses are single story concrete block, many enlarged to four bedrooms over the years, on lots with room for a pool, and the listings carry no mandatory association. They are often priced at the entry point for a Margate house with a yard of its own, which brings first time buyers and investors to the same streets. Ask for the roof age, the electrical and plumbing updates, the permits for any added bedroom and the wind mitigation report, which can lower the insurance on an older house.
