Winter residents lease them furnished from January through April, and annual tenants take them unfurnished in the buildings whose rules require longer terms. Every oceanfront building in Lauderdale-by-the-Sea has its own approval, fee and minimum stay, and the older ones are more likely to include co-ops, whose boards interview. Ask whether beach access, the pool and any cabana are open to tenants, what covered parking costs, and whether a milestone inspection or assessment will close any amenity during your lease.
