The gated pockets are Harbor Beach, with its private beach club and deep-water docks, the Seven Isles off Las Olas, and a handful of gated townhome and condo enclaves downtown and along the river. Renters in these communities are usually executives, winter residents or yacht owners who want the security and the water, and the association approves every tenant, which adds weeks to the timeline. Ask whether club membership, the beach access and the marina slips transfer to tenants or stay with the owner, because in Fort Lauderdale those amenities are often the reason for the gate and are not automatically included.
