Aventura Luxury Rentals

Live BeachesMLS rentals matching this search in Aventura, Florida, updated throughout the day.

Aventura's luxury rentals asking $7,000 a month or more are condominiums rather than houses: large residences in the guard-gated Intracoastal towers at Porto Vita, the Point and Williams Island, and homes in the Turnberry buildings that look over the golf courses. At this level a furnished residence lets by the month or the winter season, while an annual lease goes to a tenant who wants a lock-and-leave home minutes from Aventura Mall and the Brightline station. Most of these buildings vet the tenant themselves and many set a minimum lease term. A boat slip or the use of a community club is arranged separately from the lease, so we settle both before you apply.

Where Luxury Rents in Aventura

Aventura's luxury rentals are almost all condominium residences, and they gather in a few gated communities on the Intracoastal Waterway. Williams Island sits on its own island with towers, a marina and a private club, while Porto Vita and the Point hold large residences behind guarded entrances. Around the golf courses, the Turnberry towers look over the fairways and the marina, and on Island Estates the Prive towers add newer residences on a private island. Houses at this level are few, found mainly in Aventura Lakes and on Island Estates. The choice usually comes down to water view or golf view, and how much club life a tenant wants.

On the Intracoastal, a Short Drive From the Sand

Aventura is on the Intracoastal Waterway, not the ocean, and renters who picture a beachfront tower should know that before they tour. The beach is across the bridges in neighboring Sunny Isles Beach, a short drive or bicycle ride away. What Aventura offers instead is calmer water, sunset views over the city, boats passing below the terrace and a quieter setting than the oceanfront. Many tenants find the trade works well, pairing an Intracoastal residence in Aventura with a beach club or a morning walk on the sand in Sunny Isles.

Marinas and Boat Slips in Aventura

Several Aventura communities have their own marinas, including Williams Island, Turnberry and Mystic Pointe, and the with-a-dock and no-fixed-bridge pages list rentals where the MLS shows water access. A slip is rarely part of the lease automatically: marina slips are often owned, assigned or rented separately through the association or the marina, and waiting lists are common. Before you sign we confirm whether a slip is available to a tenant, its length and beam, the clearance on the route to the inlet and what the monthly marina charges cover. Haulover Inlet, just to the south, is the usual way out to the ocean.

Clubs, Golf and the Gatehouse in Aventura

Much of Aventura's luxury market sits behind a gate, and the community around a residence matters as much as the residence itself. Tenants register at the gatehouse, and guests and deliveries follow the community's procedures. Access to a spa, fitness center, tennis courts or a private club may come with the residence, be offered to tenants for a separate fee or be reserved for owners, and golf around Turnberry is arranged through the resort or its membership rather than through a lease. We ask what a tenant may use, and at what cost, before you compare two Aventura residences on rent alone.

Furnished Seasons and Annual Leases in Aventura

Aventura has a strong winter season. Furnished residences in the Intracoastal towers lease by the month or for the season to residents from Canada, the Northeast, Latin America and Europe, and many rebook the same unit every year. Annual luxury tenants are just as common: executives relocating to South Florida, families waiting to buy and owners renovating their own homes take unfurnished residences for a year or more. Aventura Mall, the hospital and the Brightline station close to the mall make the city practical for daily life, and the seasonal, furnished and annual pages separate the two markets.

Getting Approved by an Aventura Condominium

Nearly every Aventura condominium approves its tenants before move-in. Expect an application with a fee, identification for every adult occupant, a background and credit check, proof of income or assets and details of any pets and vehicles, and some boards also meet the applicant. Associations can set a minimum lease term, limit how many times a year a unit may be leased and restrict pets by size or number. International renters without a US credit file can often qualify with bank statements and rent paid in advance. We collect the building's current leasing rules before you apply, so there are no surprises after the owner says yes.

Aventura Luxury Rentals FAQ

What counts as a luxury rental in Aventura?
On this page, an Aventura rental asking $7,000 a month or more. At that level nearly every listing is a condominium residence, mostly in the gated Intracoastal communities of Williams Island, Porto Vita and the Point, or in the Turnberry towers. The figures on this page show what is listed now and what similar residences recently leased for.
Is Aventura on the beach?
No. Aventura lies on the west side of the Intracoastal Waterway, and the nearest beach is across the bridges in Sunny Isles Beach. Many Aventura residences look over the Intracoastal toward the ocean towers, and the sand is a short drive away, but there is no oceanfront tower within the city.
Can I rent a boat slip with an Aventura condo?
Sometimes. Marinas at Williams Island, Turnberry and Mystic Pointe serve their residents, but slips are often owned or rented separately, and a tenant may need the owner's consent and the marina's approval. We confirm availability and the charges before you sign an Aventura lease.
Are there luxury houses for rent in Aventura?
A few. Aventura is overwhelmingly a condominium city, and single-family homes that lease at this level are found mainly in Aventura Lakes and on Island Estates. The houses page shows what is available now, and we can alert you when a new one lists.
Do tenants in Aventura's gated communities get club access?
It varies by community and by owner. Some Aventura associations extend the club, spa and fitness center to tenants, some charge tenants a separate fee and some reserve certain facilities for owners. Ask for the community's written rules on tenant access before you apply, because the lease cannot grant more than the association allows.
Does the Brightline station make Aventura easier to rent in?
For many tenants, yes. The Brightline station near Aventura Mall links Aventura to downtown Miami, Fort Lauderdale and the Palm Beaches by train, which suits renters who commute or travel often. It sits close to the mall, so residences in the towers nearby gain the most.
Are pets allowed in Aventura luxury rentals?
Often, within limits. Many Aventura condominiums allow a small dog or a cat but cap pets by size, breed or number, and a few do not allow tenants to keep pets at all. The pet-friendly page lists residences whose owners accept pets, and we confirm the association's rule in writing before you apply.
