Renting in Singer Island

Singer Island rents almost entirely by the condominium, and most of it furnished for the winter. Units in the oceanfront towers, from Phoenix Towers and Tiara at the south end to Connemara, Aquarius, Seagrape and Water Glades at the north, lease by the month or the season to families from the Northeast, the Midwest and Canada, while residences at Amrit, The Ritz-Carlton Residences, Corniche and 5000 North Ocean lease at the top of the market. Annual leases exist in several towers and in the small apartment buildings of Palm Beach Shores, and a few houses in Yacht Harbor and Sugar Sands lease furnished. Every building approves its own tenants, so the application starts early.

Houses, Condos and Apartments

Rentals in Singer Island range from studio apartments to furnished estate homes. The market table on this page splits the median rent between houses and townhomes on one side and condos and apartments on the other, because the two markets price very differently, and the pages below narrow the search by home type, monthly rent, furnishing, pets and lease length.

How Renting With BreakThru Works

Tell us your budget, move-in date and must-haves, and a licensed rental agent builds a shortlist, schedules tours and helps you apply with a complete file. In most South Florida rentals the landlord pays the agent commission, so our help costs a renter nothing.

Own a Home in Singer Island?

A Singer Island landlord is usually leasing a condominium, and the first decisions belong to the association: whether leasing is allowed in the first year of ownership, the minimum term, how many leases a year are permitted, the application fee and how long the board takes to approve. Within those rules the choice is a furnished seasonal lease at a winter rent or an annual tenant who keeps the unit occupied through the summer, and the City of Riviera Beach has its own rules on short stays. We check the building first, then price your unit from live Singer Island rents and the leases that closed in the same tower.

Renting in Singer Island: What to Know Before You Apply

Where renters live

Renters on Singer Island live in the oceanfront towers along North Ocean Drive, and the choice is which end and which building. At the south end, Phoenix Towers, Tiara, Oceantree and the resort residences of Amrit and The Ritz-Carlton Residences are close to the Ocean Mall, the public beach and the Blue Heron Bridge. Toward the north, Cote d'Azur, Martinique, Corniche, Eastpointe, Connemara, Aquarius, Seagrape and Water Glades are quieter and closer to the state park. A few houses in Yacht Harbor, units in Sugar Sands and small apartment buildings in Palm Beach Shores complete the picture, and groceries and offices are over the bridge in Riviera Beach and Palm Beach Gardens.

Annual or seasonal

Singer Island fills with renters from the holidays to Easter. Furnished tower units lease by the month or for the whole winter, and owners who rent to the same family every year often have the next season agreed before the current one ends, so a newcomer should start asking in late summer. Year round tenants have more room to choose: annual leases, usually unfurnished or partly furnished, open up in late spring when seasonal tenants leave and owners decide what to do with the summer. The tower's minimum term and its cap on leases each year set what any owner can offer you, so raise them on the first call about a Singer Island unit.

What to have ready

Expect a Singer Island landlord and the tower's association both to read your application, so assemble it before you tour. A complete file holds a government photo ID for every adult, recent pay statements or bank and investment statements, a letter from your last landlord, and signed permission for credit and background screening. For a winter lease, add the names of every guest who will stay and the details of any pet. Owners are often out of state and some boards approve only at a monthly meeting, so a ready file sent with the offer keeps a Singer Island move on schedule. Include the car, since towers assign spaces and some use valet.

Association approval

Association approval is part of nearly every Singer Island lease, because the island rents by the condominium. Each tower sets its own application form and fee, may ask to meet the tenant, fixes a minimum term and often limits the number of leases a unit may have each year, and some make a new owner wait a year before renting at all. Plan for a few weeks between the signed lease and the keys, longer in summer when boards scatter. Resort residences at Amrit and the Resort at Singer Island follow the hotel's own process, and the small apartment buildings at the Palm Beach Shores end usually ask for the owner's approval alone.

Deposits and move-in costs

Budget for more than the first month when renting on Singer Island. An annual lease commonly asks for the first and last month plus a security deposit, while a furnished winter lease often asks for most or all of the season up front, with a deposit set against the value of the furniture. The association may add its own application charge, a refundable damage deposit or a fee to reserve the elevator on moving day. Florida statute governs how the landlord holds and returns the deposit. Settle in writing who pays the electricity, internet and cable, because some Singer Island towers fold them into the fee and others do not.

Singer Island Rentals FAQ

How much is rent in Singer Island?
The median asking rent in Singer Island is $6,300 a month across 95 active rentals in BeachesMLS. Houses and townhomes ask a median $16,500 and condos and apartments $6,050. Leases signed in the last 90 days closed at a median $7,250 for houses and townhomes and $3,700 for condos and apartments. These figures update daily on this page.
Do I pay a fee to rent a home in Singer Island through BreakThru Realty?
In most South Florida rentals the landlord pays the agent commission, so working with a BreakThru rental agent costs a renter nothing. If a specific listing works differently, we tell you before you tour it.
What do I need to apply for a rental in Singer Island?
Most landlords ask for a government-issued photo ID, recent pay stubs or an offer letter showing income of roughly three times the monthly rent, recent bank statements, a credit report and rental references. Having these ready before you tour lets you apply the same day.
How long does rental approval take in Singer Island?
Landlord approval usually takes one to three business days. If the home is in a condo or HOA community, which is common in Singer Island, the association runs its own application and approval, and that can take two to four weeks in many buildings. We start the association paperwork the moment you are accepted.
Can I rent a pet-friendly home in Singer Island?
Yes. The pet-friendly page lists every current Singer Island rental whose listing says pets are allowed. Most still set limits, such as breed or size restrictions, a maximum number of pets and a pet fee or deposit, and condo associations often add rules of their own, so we confirm the policy for your pet before you apply.
Are there seasonal rentals in Singer Island?
Yes. Furnished homes and condos in Singer Island are let by the month or the season, with the strongest demand from January through April. Seasonal rents run higher than annual leases and the best winter rentals book months ahead, so start early; the seasonal and furnished pages show what is available now.
