Developer inventory: These are the units listed on the MLS today, hotel suites and private residences alike. A developer usually sells its own inventory directly from the sales gallery without listing each unit, so the developer's price list can hold layouts, floors and whole products this page does not show. Hotel Suites and Private Residences, Side by Side

The two products are sold under one name and are not interchangeable. The hotel suite is a furnished unit in the hotel condominium whose owner use is capped by the city code; the private residence is a home in a second condominium with its own declaration and its own amenities.

What a Hotel Suite Is

A condominium unit inside the hotel, delivered furnished and finished to the hotel's standard, with a deed in your name. The developer lists studios, one bedroom plus den and two bedrooms plus den suites, and a few larger WOW suites, from about 580 to 1,860 square feet, with floor to ceiling windows, ceilings of 9.5 feet, a balcony, an Italian kitchen with Bosch appliances in the studios and one bedroom suites, a Meyer Davis bath with a soaking tub and laundry in each suite. Since November 2025 some adjacent suites can be combined through connecting doors. You use it as a hotel guest would, with the hotel's services, and the hotel uses it when you do not.

The 180 Day Rule, Stated Plainly

Pompano Beach's condo hotel code limits an owner to 30 consecutive days in a lodging unit and 180 days in total in any consecutive 12 month period, and requires the restriction to be written into the declaration of condominium. So a suite is not a six month winter home: you can come often, for up to a month at a time, for about half the year in all. Anyone who tells you otherwise is wrong. The recorded declaration and the rental program agreement can add reservation rules, blackout dates and notice periods on top of the code, and we read them with you before you sign.

When You Are Away

The developer offers suite owners the hotel's rental program, in which the hotel operator rents the suite as a hotel room and shares the revenue under the program agreement. The developer's disclaimer says in plain words that no statement about rental income, profit or appreciation should be relied on, and we say the same: a suite is a property with a hotel operator attached, not a financial product with a return. The program agreement sets the revenue split, the fees the operator deducts, how your own stays are reserved and how you leave the program; those terms, not a brochure, decide what the suite earns and costs.

What It Costs to Own

Three layers. The regular assessment to the hotel condominium association, which is part of a master association with the residential condominium. Fees for the beach club, the hotel amenities and the hotel services, which the developer says come on top of the regular assessments. And the costs of any property: taxes, insurance on your contents and your share, and the program's charges when the suite is rented. The listings on this page give the fee each listing agent entered; the developer's estimated budget in the offering documents is the figure to read, and we go through it with you line by line.

Who a Suite Suits, and Who It Does Not

A suite suits an owner who wants to visit several times a year for days or weeks, who wants the hotel to look after the unit between visits, and who is comfortable with a rental program running it the rest of the time. It does not suit a buyer who wants four to six uninterrupted winter months, who wants to furnish and decorate as they like, or who needs a conventional mortgage. That buyer is reading the wrong page: the private residences are the product for them, and the seasonal buyers page lays the choice out.

Questions About the Hotel Suites

How much does a hotel suite at W Pompano Beach cost?
The developer published suites from $800,000 in June 2025. Suites listed on the MLS today are on this page with their asking prices; the developer's current price list is not published online, and we obtain it for you.
How many days a year can I use my W Pompano Beach hotel suite?
Up to 180 days in any consecutive 12 month period, and no more than 30 consecutive days per stay, under the City of Pompano Beach condo hotel code, which requires the restriction in the declaration of condominium. The declaration and the rental program agreement can add reservation rules; we read both with you before you sign.
Are the W Pompano Beach hotel suites furnished?
Yes. The developer describes them as fully furnished and fully finished, designed by Meyer Davis, with an Italian kitchen, a Bosch appliance package in the studios and one bedroom suites, and laundry in each suite.
Do I have to put my suite in the rental program?
The rental program agreement answers that, not a brochure. The developer offers the program to suite owners; whether it is required, how you leave it and what the operator deducts are terms in the agreement, and we read them with you before you reserve.
Can I live in a W Pompano Beach hotel suite all winter?
No. The city code caps an owner at 30 consecutive days and 180 days in any 12 months. A buyer who wants the whole winter in one stay needs a private residence, which is sold under a different declaration.
