Renting in Ocean Breeze
Ocean Breeze rentals are few, and most are furnished manufactured homes in Ocean Breeze Resort offered for the winter season by the month to visitors who want the Indian River, the resort pool and pier and the Hutchinson Island beaches a few minutes away; some owners also quote an off season or a year lease. A Sea Walk house comes up for an annual lease now and then, subject to the association. The resort's age and leasing rules apply to tenants as well as owners, so confirm them early, and tell us your dates and any pets before a home appears.
Houses, Condos and Apartments
Rentals in Ocean Breeze range from studio apartments to furnished estate homes. The market table on this page splits the median rent between houses and townhomes on one side and condos and apartments on the other, because the two markets price very differently, and the pages below narrow the search by home type, monthly rent, furnishing, pets and lease length.
How Renting With BreakThru Works
Tell us your budget, move-in date and must-haves, and a licensed rental agent builds a shortlist, schedules tours and helps you apply with a complete file. In most South Florida rentals the landlord pays the agent commission, so our help costs a renter nothing.
Own a Home in Ocean Breeze?
An Ocean Breeze landlord starts with what the community allows. Ocean Breeze Resort sets its own rules on leasing, guests, pets and age, and the land lease continues while the home is let; Sea Walk's association sets its own leasing terms and may register tenants. Then come the choices: a furnished winter lease by the month or a year lease at a lower monthly rent, and who pays for the utilities, internet and lawn care. We check the community's rules first, price your home from live Jensen Beach and Martin County rents and the leases that closed nearby, and screen every tenant. Request a Rental Analysis to start.
Renting in Ocean Breeze: What to Know Before You Apply
Where renters live
Renters in Ocean Breeze choose between the town's two communities. Ocean Breeze Resort, on the Indian River Lagoon, offers furnished manufactured homes leased mostly for the winter season, with a clubhouse, a pool and hot tub, pickleball, a cafe and a fishing pier. Sea Walk, a few streets inland, has gated single family houses that come up for an annual lease now and then. Both are a walk from the restaurants and shops of downtown Jensen Beach and a few minutes from the Hutchinson Island beaches across the causeway from Ocean Breeze.
Annual or seasonal
Ocean Breeze rentals follow the winter. Furnished homes in the resort lease by the month for the season, roughly from late autumn into spring, and owners often quote a lower off season rate or a year lease as well, so ask for all three before you choose. Sea Walk houses lease mostly on annual terms. Because only a handful of homes are offered, a winter tenant in Ocean Breeze should start looking in the summer and send the dates early.
What to have ready
An Ocean Breeze rental application moves faster with the file ready before the showing: photo identification, proof of income or assets, landlord references and consent to credit and background checks. For a resort home, expect the community's own application, with proof of age where its rule requires it, and details of any pet and any golf cart. For a Sea Walk house, the association may ask for vehicle and gate registration. A complete packet sent with the request saves days on an Ocean Breeze lease.
Association approval
Both communities in Ocean Breeze review tenants. Ocean Breeze Resort applies its age rule, its pet limits and its leasing policy to anyone who will live in a home, and approval comes from the community as well as the owner. Sea Walk's association may register tenants, issue gate access and set a minimum lease term. Approval can take from a few days to a few weeks depending on the office and the season, so ask early and set the move in date in Ocean Breeze around it.
Deposits and move-in costs
Move in costs on an Ocean Breeze rental run above the first month's rent. A furnished winter lease in the resort often asks for much of the season in advance, a deposit sized to the furnishings and the sales tax due on a short stay, while an annual Sea Walk lease usually asks for first and last month and a security deposit. A pet deposit or fee applies where a pet is allowed. Florida law sets out how a deposit is to be held and returned, and the lease should say who pays the utilities, internet and lawn care in an Ocean Breeze home.

Ocean Breeze Rentals FAQ
- How much is rent in Ocean Breeze?
- Rent in Ocean Breeze depends heavily on the type of home, the neighborhood and whether it is furnished. The market table on this page shows the current median rent for houses and for condos and apartments, updated daily from BeachesMLS.
- Do I pay a fee to rent a home in Ocean Breeze through BreakThru Realty?
- In most South Florida rentals the landlord pays the agent commission, so working with a BreakThru rental agent costs a renter nothing. If a specific listing works differently, we tell you before you tour it.
- What do I need to apply for a rental in Ocean Breeze?
- Most landlords ask for a government-issued photo ID, recent pay stubs or an offer letter showing income of roughly three times the monthly rent, recent bank statements, a credit report and rental references. Having these ready before you tour lets you apply the same day.
- How long does rental approval take in Ocean Breeze?
- Landlord approval usually takes one to three business days. If the home is in a condo or HOA community, which is common in Ocean Breeze, the association runs its own application and approval, and that can take two to four weeks in many buildings. We start the association paperwork the moment you are accepted.
- Can I rent a pet-friendly home in Ocean Breeze?
- Yes. The pet-friendly page lists every current Ocean Breeze rental whose listing says pets are allowed. Most still set limits, such as breed or size restrictions, a maximum number of pets and a pet fee or deposit, and condo associations often add rules of their own, so we confirm the policy for your pet before you apply.
- Are there seasonal rentals in Ocean Breeze?
- Yes. Furnished homes and condos in Ocean Breeze are let by the month or the season, with the strongest demand from January through April. Seasonal rents run higher than annual leases and the best winter rentals book months ahead, so start early; the seasonal and furnished pages show what is available now.
